The Schertz Planning and Zoning Commission convened on July 13, 2011 at 6:00 p.m. at the Municipal
Complex, Council Chambers, 1400 Schertz Parkway Building #4, Schertz, Texas.

1. CALL TO ORDER/ROLL CALL
Mr. Richmond called the meeting to order at 6:00 P.M.
2. SEAT ALTERNATE TO ACT IF REQUIRED
Mr. Braud was seated as a voting member.
3. HEARING OF RESIDENTS
Mr. Brockman commented on the City Council meeting related to the Pride Rock Ranch Development.
4. CONSENT AGENDA:
A. Minutes for June 22, 2011.
After the reading of the Consent Agenda, Mr. Greenwald moved to approve the item. Mr. Crawford
seconded the motion. Vote was unanimous. Motion carried.
5. ITEMS FOR INDIVIDUAL CONSIDERATION:
A. PC2011-028 Fairway Ridge Subdivision, Unit 4 -Preliminary Plat
Consider and act upon a request for approval of a preliminary plat of the Fairway Ridge Subdivision,
Unit 4, consisting of 17.625E acre tract of land out of the Rafael Garza Survey No. 98, Abstract No
138, Guadalupe County Texas. This property is generally located on the northeast corner of FM 1103
and Chelsea Drive. The property is zoned Single Family Residential District (R-7).

Ms. Sanchez reviewed staff comments and advised the Commission that the preliminary plat consists of
seventy-two residential lots. Ms. Sanchez further advised that this plat was approved previously by the
Commission and has since expired. It is vested under the 1996 UDC and complies with all requirements of
that Code. She offered staff recommendation.
Discussion between the Commission, Staff and Applicant followed about the drainage and landscaping along
FM 1103.
Mr. Jacobs moved to approve the item. Mr. Greenwald seconded the motion. Vote was unanimous. Motion
carried.
6.
REQUESTS AND ANNOUNCEMENTS
A. Requests by Commissioners to place items on a future Planning and Zoning Agenda.
No requests.
B. Requests by Commissioners to Staff for information.
Mr. Evans reported a low hanging telephone wire on Nell Deane at the entrance to Kramer Farms.
Ms. Sanchez responded that she would report the information.
C. Announcements by Commissioners

• Mr. Murray commented on the City Council decision on the FM 3009 South zone change request.
• Mr. Jacobs commented on the inconsistencies of the FM 3009 South Subdivision Site Plan and
complimented Ms. Sanchez on her presentation.
• Mr. Greenwald commented on Kramer Farms and restrictions on two story homes adjacent to
Parkland Village.
• Mr. Richmond commented on City Council disapproval of the FM 3009 South zone change and
thanked Ms. Sanchez for the good job presenting the project. He advised the Commission about the
South Schertz Bus Tour that took place on July 8th and reminded all Commissioners of the South
Schertz kickoff.
D. Announcements by City Staff.
City and community events attended and to be attended.
NEW SITE PLAN APPLICATIONS: No site plan applications were submitted to
the Planning and Zoning Division between June 16, 2011 and July 6, 2011.
Kramer Farms and the 4-way intersection of Nell Deane and Chestnut information
update.
Ms. Sanchez gave a brief update on the following:
• Stop sign at Nell Deane and Chestnut was approved by City Council on July 6~'.
• Attendance roster was provided.
APA Conference.
South Schertz Bus Tour that took place on July 8~'.
South Schertz Planning Charrette scheduled August 29 - 31. More information will follow by email.
