BY THE CITY COUNCIL OF THE CITY OF SCHERTZ,
TEXAS AMENDING THE UNIFIED DEVELOPMENT
CODE (UDC) ORDINANCE 96-S-28 BY REZONING 19.098:t
ACRES OUT OF THE E. GOTARI SURVEY NO.2,
ABSTRACT NO.5, IN BEXAR COUNTY, SCHERTZ,
TEXAS FROM GENERAL BUSINESS (GB) TO
RESIDENTIAL/AGRICULTURE DISTRICT (R-A);
PROVIDING AN EFFECTIVE DATE; AND PROVIDING A
REPEALING CLAUSE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SCHERTZ, TEXAS:
THAT, UDC Ordinance No. 96-S-28 of the City of Schertz, Texas is hereby amended in the
following manner.
SECTION I
"Rezoning 19.098::t acres being situated out of the E. Gotari Survey No.2, Abstract No.5, in
Bexar County, Schertz Texas, more particularly described in the Field Notes and Map, as
attached hereto as Exhibit A, from General Business (GB) to Residential/Agriculture (R-A)."
SECTION II
THAT, The Zoning District Map described and referred to in Article III, of the UDC, Ordinance
96-S-28 shall be changed to reflect the above amendments.

SECTION III
THA T this Ordinance shall be effective from and after its final passage and any publication
required by the City of Schertz.
SECTION IV
THAT all ordinances or parts of ordinances in conflict with this Ordinance are hereby repealed.

'DESCRIPTION OF A 19.098 ACRE TRACT
Being a 19.098 acre tract of land out of the E. Gotari Survey No.2, Abstract No.5, County
Block 5193 and being a part of the remaining portion of a 63.58 acre tract as recorded in Volume
2611, Page 12 of the Deed Records of Bexar County, Texas, and a part of a remaining portion of
a 157 acre tract as recorded in Volume 2647, Page 472 of the Deed Records of Bexar County,
Texas and being more particularly described by metes and bounds as follows:
BEGINNING at a Y2" rebar found in the southwest R.O.W. line of F.M. 1518 (80.00' R.O.W.) at
the north comer of Lot 1, Block 1, Jolly Subdivision recorded in Volume 7900, Page 21
of the Plat Records of Bexar County, Texas, same being the northernmost east corner of a
remaining portion of the said 157 acre and being the east corner of this tract being
described;
THENCE,S. 59026'19" W., departing said southwest R.O.W. line, along the northwest
boundary line of said Lot 1, Block 1, same being a northeast boundary line of the said
157 acre tract, a distance of 635.00 feet, to a Y2" rebar with CEC plastic cap set at the
west corner of said Lot 1, Block 1 and being the south comer of this tract being
described;
THENCE, N. 30028'41" W., crossing said 157 acre tract and 63.58 acre tract along the
southwest boundary line of this tract being described, a distance of 1366.53 feet, to a
point in the southeast right-of-way (R.O.W.) line of Ware-Seguin Road (60.00' R.O.W.),
same being the northwest boundary line of the remaining portion of the said 63.58 acre
for the west comer of this tract being described;
THENCE, N. 59041'56" E., along the southeast right-of-way line of Ware-Seguin Road and the
northwest boundary line of the remaining portion of the 63.58 acre tract, a distance of
570.06 feet to a Y2" rebar with CEC plastic cap set for the north comer of this tract being
described;

THENCE, S. 30028' 41" E., departing said southeast R.O.W. line along the northeast boundary
line of the said 63.58 acre tract, same being the southwest boundary line of a remaining
portion of a 100 acre tract recorded in Volume 3084, Page 243, of the Deed Records of
Bexar County, Texas, a distance of 537.70 feet, to a Y2" rebar with CEC plastic set at the
east comer of said 63.58 acre tract, the south corner of said remaining portion of the 100
acre tract and being in the northwest boundary line of the aforementioned 157 acre tract
for an interior comer of this tract being described;
THENCE, N. 59030'53" E., along the northwest boundary line of the said 157 acre tract, same
being the southeast boundary line of the remaining portion of the 100 acre tract, a
distance of 64.94 feet, to a Y2" rebar with CEC plastic set in the southwest R.O.W. line of
F.M. 1518 (80.00' R.O.W.) for a comer of this tract being described;
THENCE, S. 30028' 41" E., along the southwest R.O.W. line of F.M. 1518, a distance of 826.15
feet, to the POINT OF BEGINNING and containing 19.098 acres of land, more or less.
This description was prepared from a survey made on the ground by employees of Civil
Engineering Consultants on July 23, 2003. There is an exhibit plat withJike job number.
