CODE (UDC) ORDlNANCE 96-S-28 BY REZONlNG 6.256:1::
ACRES OUT OF THE G. MALPAZ SURVEY NO. 67,
ABSTRACT NO. 221, IN GUADALUPE COUNTY,
SCHERTZ, TEXAS FROM PRE DEVELOPMENT (PD) TO
GENERAL BUSlNESS DISTRICT (GB); PROVIDlNG AN
EFFECTIVE DATE; AND PROVIDlNG A REPEALlNG
CLAUSE.
BE IT ORDAlNED BY THE CITY COUNCIL OF THE CITY OF SCHERTZ, TEXAS:
THAT, UDC Ordinance No. 96-S-28 of the City of Schertz, Texas is hereby amended in the
following manner.
SECTION I
"Rezoning 6,256:1: acres being situated out of the G, Malpaz Survey No, 67, Abstract No. 221, in
Guadalupe County, Schertz Texas, more particularly described in the Field Notes and Map, as
attached hereto as Exhibit A, from Pre Development (PD) to General Business District (GB)."
SECTION II
THAT, The Zoning District Map described and referred to in Article III, of the UDC, Ordinance
96-S-28 shall be changed to reflect the above amendments.

SECTION m
THAT this Ordinance shall be effective from and after its final passage and any publication
required by the City of Schertz.
SECTION IV
THAT all ordinances or parts of ordinances in conflict with this Ordinance are hereby repealed,

FIELD NOTES
March 7, 2006
BEING 6,256 acres of land, more or less, out of the G. Malpaz Survey No. 67, Abstract 221 , City
of Schertz, Guadalupe County, Texas and also being out of a 32,881 acre tract described in
Volume 867, Page 437 of the Official Records of Guadalupe County, Texas and being more
particularly described as follows:
BEGINNING at an iron rod found in the existing north R.O.W. line of the Southern Pacific
Railroad for the southwest corner of this tract and the southwest corner of the above referenced
32.881 acre tract, said point also being the southeast corner of the Sanders Subdivision as recorded
in Volume 5, Page 369A of the Plat Records of Guadalupe County, Texas;
THENCE, N3001O'13" W, 765.56 feet along the common fence line with said Sanders
Subdivision to an iron rod found for the northwest corner of this tract and the northeast corner of
said Subdivision;
THENCE, N 80036'22" E, 36,00 feet along the common line with a 61.222 acre tract described
in Volume 653, Page 801 of the Deed Records of Guadalupe County, Texas to an iron rod set for
an angle point of this tract;
THENCE, N 80053'20" E, 338,98 feet along the cornmonline with said 61.222 acre tract to an
iron rod set in same for the northeast corner of this tract;
THENCE, S 30010' 13" E, 791.38 feet crossing said 32.881 acre tract to an iron rod set in the
existing north R.O.W. line of the Southern Pacific Railroad for the for the southeast corner of this
tract;
THENCE, S 84027'00" W, (Ref. Brg.) 385.00 feet along said north R.O.W. line to the POINT
OF BEGINNING and containing 6,256 acres of land, more or less.
