PZ 1-9-19 MinutesPLANNING AND ZONING MINUTES January 9, 2019 The Schertz Planning and Zoning Commission convened on January 9, 2019 at 6:00 p.m. at the Municipal Complex, Council Chambers, 1400 Schertz Parkway Building #4, Schertz, Texas. Call To Order: CITY STAFF Mark Browne, City Manager Brian James, Executive Director Lesa Wood, Director of Planning & Community Dev. Tiffany Danhof, Executive Assistant Emily Delgado, Planner Nick Koplyay, Planner Dan Santee, City Attorney OTHERS PRESENT Mr. Dahle called the meeting to order at 6:00 P.M. 2. Hear of Residents: Juan Gomez — 804 Main St. - Spoke in favor for agenda item ZC2018 -008. Kevin Calcote- 802 Main St. — Spoke in favor for agenda item ZC2018 -008. John Sullivan- 513 Triple Crown — mentioned concern for dry Comal watershed protection. 3. Consent Agenda: A. Minutes for the December 12, 2018 regular meetings. Mr. Greenwald motioned to approved minutes for the December 12, 2018 regular meeting. Ms. Bacon seconded the motion. The vote was 6 -0, motion carried. ZC2018 -008 Hold a public hearing, consider and make a recommendation on a request to rezone 802 Main Street, approximately 0.24 acres of land, from General Business District (GB) to Main Street Mixed Use District (MSMU). Chairman Dahle opened the public hearing at 6:07 P.M. John Del Toro- 3351 Harvest View, Marion, TX- spoke for agenda item ZC2018 -008 Chairman Dahle closed the public hearing at 6:10 P.M. There was a lengthy discussion. Mr. Outlaw motioned to recommend approval to the City Council for item ZC2018 -008. Mr. Greenwald seconded the motion. The vote was 6 -0, motion carried. 5. Items for Individual Consideration: A. WA2018 -009 Consider and act upon a request for approval of a waiver regarding on -site sewage facilities for UFP Schertz Subdivision, an approximately 23 acre tract of land located at 21700 FM 2252, City of Schertz, Comal County, Texas. There was a brief discussion. Mr. Greenwald motioned to approve item WA2018 -009. Mr. Rae seconded the motion. The vote was 6 -0, motion carried. B. PC2018 -032 Consider and act upon a request for approval of a preliminary plat of the UFP Schertz Subdivision, an approximately 23 acre tract of land located at 21700 FM 2252, City of Schertz, Comal County, Texas. Mr. Rae motioned to approve item PC2018 -032. Mr. Greenwald seconded the motion. The vote was 6 -0, motion carried. 6. Requests and Announcements: A.
