The Schertz Planning and Zoning Commission convened on March 26, 2008 at 6:30 p.m. at the Municipal
Complex, Council Chambers, 1400 Schertz Parkway Building #4, Schertz, Texas.

Mr. Richmond called the meeting to order at 6:32 P.M.

Robert Brockman, 1000 Elbel, spoke on the recent BOA meeting and the sign ordinance.

CONSENT AGENDA:
C. PC 2007-110 Curious Naturalists - Final Plat
Consider and act upon a request for approval of the final plat of Lot 1, Block 2 Curious Naturalist
Store Subdivision consisting of 0.235:t acres of land located on the Southeast comer of FM 78 and
Mill Street. The property is zoned General Business (GB).
This item was withdrawn by the applicant.
A. Consider and act upon the Planning and Zoning Commission meeting minutes for March 12,2008.
B. PC 2008 - 010 FM 3009 South - Final Plat
Consider and act upon a request for approval of the final plat of Lot I, Block 1 FM 3009 South
Subdivision consisting of 3.33:t acres of land located 600 feet south of Savannah Drive intersection
on the southeast right-of-way ofFM 3009. The property is zoned Neighborhood Services (NS).
Following reading of the agenda items, Mr. Sommers moved to approve the Consent Agenda items 3A and
3B. Mr. Greenwald seconded the motion. Abstaining from 3A: Ms. Tutschke. Vote unanimous. Motion
carried.

A. ZC 2008-004 Ware-Seguin Road Street name change
Hold a public hearing, consider and act upon a request to change the street name of a portion of Ware-
Seguin Road to Ware-Seguin Loop.

Public hearing opened at 6:38 pm.
Ms. Nichols reviewed staff comments.
Public hearing closed at 6:39 pm.
Mr. Sommers moved to recommend approval to the City Council. Mr. Greenwald seconded the motion.
Vote unanimous. Motion carried.
B. SUP 2008-001 Schertz Forest Unit 3
Hold a public hearing, consider and act upon a request for a Specific Use Permit (SUP) for Lots 27
through 45, Block 3 of the Schertz Forest Subdivision. The 55.48::l:: acres are located within the Air
Installation Compatible Use Zone (AICUZ), Accident Protection Zone II (APZ-2). The property is
located near the intersection of Ware-Seguin and Pfeil Street.
Public hearing opened at 6:40 pm.
Ms. Nichols reviewed staff comments and advised the Commission that the applicant was present.
Mr. Richmond recognized the following:
. Henry Christopher, Schertz Forest Ventures, advised the Commission he was available to answer
questions.
. Robert Brockman, 1000 Elbel, spoke on sidewalks.
Public hearing closed at 6:42 pm.
After a short discussion between Commissioners on the property restrictions, Mr. Sommers moved to
recommend approval to the City Council. Ms. Tutschke seconded the motion. Vote unanimous. Motion
carried.

ITEMS FOR INDIVIDUAL CONSIDERATION

A. ZC 2008-001 Sign Standard
Discussion and recommendation to the City Council regarding approval of Section I (L) of the
revised Article IX, Sign Standards, of the UDC relating to multi-tenant signage.
Mr. Rhodes gave a short presentation.
Mr. Richmond recognized each Commissioner who stated their opinions/concerns regarding Section I. ofthe
sign ordinance.
After a short discussion, Mr. Edwards moved to recommend approval to the City Council. Mr. Wallace
seconded the motion. Vote unanimous. Motion carried.
6. ITEMS BY COUNCIL, COMMISSION AND STAFF
A. City Council Comments
Mr. Carpenter advised the Commission about GrackleFest and stated that the City is looking for a
GrackleFest King.
B. Planning Manager Comments
1. AACOG Special P & Z Workshop
Mr. Rhodes invited all the Commissioners to the AACOG Special P & Z Workshop.

Stated that she would be absent at the April 23, 2008 meeting.

Updated the Commission on the BOA meeting.

Mr. Edwards:
Stated he would like the City to encourage estate lots.
Mr. Richmond:
Suggested that the new UDC set requirements on footprint and lot sizes.
