AN ORDINANCE
BY THE CITY COUNCIL OF THE CITY OF SCHERTZ,
TEXAS, AMENDING THE ZONING ORDINANCE NO. 87-
S-l BY REZONING 3.017 ACRE TRACT OF LAND OUT
OF GUADALUPE COUNTY FROM R-2 TO GENERAL
BUSINESS(GB) AND NEIGHBORHOOD SERVICES(NS)
AND REFLECTING SUCH CHANGE ON CERTAIN ZONING
MAPS IN ACCORDANCE WITH THE SCHERTZ ZONING
ORDINANCE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SCHERTZ, TEXAS:
SECTION I
THAT Zoning Ordinance No. 87-S-l of the City of
Schertz, Texas is hereby amended in the following manner:
"A certain 3.017 acre tract, more or less, situated in
the G. Malpaz Survey No. 67 in the City of Schertz,
Guadalupe County, Texas, said tract containing lots 1
and 2 as reflected on the attached plat map and being
more particularly described by metes and bounds as
follows:
COMMENCING at the intersection of the northwest right-
of-way line of Curtiss Avenue and the Southwest right-
of-way line of Live Oak Road;
THENCE N. 30 deg. 08' W. along the southwest right-of-
way line of Live Oak Road, a distance of 434.10 ft. to
an iron pin set for the most easterly corner of this
tract and the POINT OF BEGINNING:
THENCE S. 59 deg. 26' W. a distance of 708.31 ft. to an
iron pin set on the northeast right-of-way line of
Pfeil Street, for the most southerly corner of this
tracti
THENCE N. 30 deg. 05' W. along the northeast right-of-
way line of Pfeil Street and the southwest line of said
8.927 acre tract, a distance of 185.61 ft. to an iron
pin set for the most westerly corner of this tract;

THENCE N. 59 deg. 26' E. a distance of 708.14 ft. to an
iron pin set on the southwest right-of-way line of Live
Oak Road, for the most northerly corner of this tract;

The Planning and Zoning Commission recommends approval of the request, as proposed,
by the Knights of Columbus to rezone approximately 94 feet of Lot 2 from Single-
Family Dwelling (R-2) to General Business (GB) increasing the depth of Schertz
Parkway from 200 feet to 294 feet and to rezone the remaining acreage (Lot 1),
approximately 414 feet to Pfeil Street, from Single-Family Dwelling (R-2) to
Neighborhood Services (NS).

TAKE NOTICE
The Schertz City Council and the Planning and Zoning Commission
will hold a Joint Public Hearing on April 5, 1988 at 7:00 P.M. in
the Municipal Building, 1400 Schertz Parkway, Schertz, Texas.
The purpose of the hearing is to receive input from the public on
the request from the Knights of Columbus for the proposed
rezoning of two lots: Lot 1, currently zoned Single-Family
Dwelling (R-2), to be rezoned to Neighborhood Services and Lot 2,
currently zoned General Business and Single-Family Dwelling (R-
2), be rezoned to General Business in it's entirety.
Lots 1 and
2 are located between Schertz Parkway and Pfeil Street and are
bounded by two empty lots on the north and south.
