1984S9- AMENDING THE ORDINANCE 79S15 I ORDINANCE NO. ~'i - 5 - 't AN ORDINANCE BY THE CITY COUNCIL OF THE CITY OF SCHERTZ, TEXAS, AMENDING THE ZONING ORDINANCE 79-S-15 OF THE CITY OF SCHERTZ, TEXAS, BY REZONING APPROXIMATELY 74 ACRES OF LAND OUT OF GUADALUPE COUNTY TO A PLANNED UNIT DEVELOPMENT (PUD): AND APPROXIMATELY 24 ACRES OF LAND OUT OF GUADALUPE COUNTY FROM R-1 TO R-2 SINGLE FAMILY DWELLING DISTRICT: AND REFLECTING SUCH CHANGES ON CERTAIN ZONING MAPS IN ACCORDANCE WITH THE SCHERTZ ZONING ORDINANCE. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SCHERTZ, TEXAS: SECTIOI~ I THAT the Zoning Ordinance of the City of Schertz, Texas, (No. 79-S-15) is hereby amended in the following manner: "That approximately 74 acres of land, out of the 221 G. Malpaz Survey, Guadalupe County, located adjacent to the Northerly border of Val Verde Units 1 and 2 and the Easterly border of Parkland Village Units 1 and 2 and extends along West Dietz Creek to Live Oak Road is changed in classification to a Planned Unit Development (PUD) . That approximately 24 acres of land out of the Martin and Walker Abstract 245, Guadalupe County, located adjacent and in an Easterly direction from Oak Forest Unit 3 to a depth of approximately 2000 feet and a width of approximately 1200 feet, is changed in classi- fication to Single Family Dwell ing District (R-2)." SECTION II THAT the Zoning District Maps, described and referred to in Article II, Section 3.1 and 3.2 of the City of Schertz Zoning Ordinance No. 79-S-15, shall be changed to reflect the above amendment. The Kra~er Tract is a tract of 75.577 gross acres in ~hich the Kramer Honestead retains 2.227 acres, leaving 73.35 acres available for develop~ent. Tne property is surrounded on two sides by existing develop~ent, Valverde Units 1 & 2 to the southeast, and Park12nd Village Units 1 & 2 to the south- ~est. The property fronts on Live Oak Road to the northe2st. Crow Development Co~pany is an affiliate of Trammel Cro~ Co~~any of Dallas, Texas. The company has subdivision operations in Dallas, Fort ~urth, Oklahoma City, Austin and San &'1tonio. In 1983, the compa.ny subdivided and sold nearly 2500 residential lots. Although there has bc~n a presence in San .t.,...ll_tonio for SOI;)e years, this \~"ill be the first \'cnture in the C:ity of Sc11ertz. The cOillpany intends to buy the KreIDer Tract and subdivide it into residential lots. As can be seen from the accompanying plat Y~ster Plan, the property will be subdivided into 341 lots for an overall density of 4.65 lots to the acre. As part of our concern for the impact of our development in the existing neighborhood, we propose that the perimeter lots of the Kramer Tract match Hr. In cooperation with the City's traffic plan, Nell Deane will be extended through the Kre$,er Tract at its present 60' width to Live Oak Road, and Randolph Avenue will be extended at its 60' width and dead-ended at the northwest boundary of the property to provide access for future growth of the City northwest of the Krawer Tract. Drainage is an important concern in this development.
