1984S4- AMENDING THE ORDINANCE 79S15 . I ORDINANCE NO. "811 - 5- '-/ AN ORDINANCE BY THE CITY COUNCIL OF THE CITY OF SCHERTZ, TEXAS AMENDING THE ZONING ORDINANCE 79-S-15, OF THE CITY OF SCHERTZ, TEXAS BY RE- ZONING APPROXIMATELY 265 ACRES OF LAND OUT OF COMAL COUNTY TO LIGHT INDUSTRIAL (M-1); AND APPROXIMATELY 3 ACRES OUT OF GUADALUPE COUNTY TO NEIGHBORHOOD SERVICES (NS); AND APPROXIMATELY 96 ACRES OF LAND OUT OF GUADALUPE COUNTY TO PLANNED UNIT DEVELOPMENT (PUB); AND REFLECTING SUCH CHANGE ON CERTAIN ZONING MAPS IN ACCORDANCE WITH THE SCHERTZ ZONING ORIDINANCE. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SCHERTZ, TEXAS: THAT the Zoning Ordinance of the City of Schertz, Texas (Ordinance No. 79-S-15) is hereby amended in the following manner: " That 265.96 acres of land, out of Comal County and located in the Southeast corner of FM 3009 and the MKT Railroad is changed in classification to Industrial District (Light M-1). That approximately 3 acres of land, out of Guadalupe County and located on the east side of the 1600-1700 block of Live Oak Road is changed in classification to Neighborhood Services (NS). That approximately 96 acres of land out of Guadalupe County located adjacent to the South border of the Oeerhaven Subdivision, being approximately 1,475 feet along the westerly side of FM 3009 and approximately 1,950 feet in depth in a westerly direction from FM 3009 is changed to a Planned Unit Development (PUD) and imposing the following conditions: 1. There will be a 60 foot wide paved and approved street constructed to the western boundaries of this PUD to provide for future extension. 2. There will be a 50 foot wide or 60 foot wide paved and approved street constructed as required to the southern 'boundaries oLthis PUD for future extension. 3. All access for vehicular ingress/egress to the business areas in this PUD will be from interior streets within the development. No entrance-exits to the business area will be from FM 3009. 4. No buildings will be constructed in the areas designated for businesses for a period of two (2) years from the date of plat approval of the PUD without specific, approval of the City Council. " That the Zoning District Maps, described and referred to in Section 3.1 and 3.2 of the City of Schertz Zoning Ordinance shall be changed to reflect the above amendment.
