ORDINANCE NO. ~0 -(l-~
AN ORDINANCE
AMENDING THE SOUTHERN STANDARD BUILDING CODE,
1982 EDITION, AS AMENDED, BY ELIMINATING WOOD
AND SHAKE SHINGLES; REVISING SECTION
1104.5 (b); AND REPEALING ALL ORDINANCES IN
CONFLICT.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SCHERTZ, TEXAS:
SECTION I
SECTION 706.6 of the Southern Standard Building Code, 1982
Edition, as amended, is hereby amended to read as follows:
"Section 706.6 WOOD SHINGLES AND SHAKES
Wood shingles and shakes are prohibited on the roof and/or
siding of any building within the city limits. Only minor
repairs to the existing wood shingles and shake surfaces can be
made with the same materials. If fifty percent (50%) or more of
any surface needs to be repaired or replaced with new materials,
it shall be completely replaced with an authorized material."
SECTION II
Section 1104.5 (b) of the Southern Standard Building Code, 1982
Edition, as amended, is hereby amended to read as follows:
"Section 1104.5 SMOKEPROOF ENCLOSURES
(b) Where required. Structures of three stories or higher
must have a smokeproof enclosure as required by the requirements
of Section 1120.
Buildings of Use Group Band R exceeding fifteen thousand
(15,000) sq. ft. per floor and complying with the area of refuge
(compartmentation) option described in Section 506.9 are exempt
from the smokeproof enclosure requirements."
SECTION III
Penalties - Any violation of this ordinance is declared to be
unlawful and a misdemeanor, and any violation thereof shall be
punishable by fine not to exceed one thousand dollars ($1,000).

SECTION IV
Severability of Parts of Ordinance - If any provJ.sJ.on of this
ordinance be declared void or unconstitutional such declaration
shall not affect the remaining protions of this ordinance.
SECTION V
All ordinances or parts of ordinances, specifically Ordinance No.
84-C-8, in conflict with this ordinance is hereby repealed.
