FAMay RESIDENTIAL DISTRICT-7 (R-7); PROVIDING AN
EFFECTIVE DATE; AND PROVIDING A REPEALING CLAUSE.
BE IT ORDAINED BY THE CITY COUNca OF THE CITY OF SCHERTZ, TEXAS:
THAT, UDC Ordinance No. 96-S-28 of the City of Schertz, Texas is hereby amended in the
following manner.
SECTION I
"Rezoning 22.669:t acres being situated out of the T. Herrera Survey No. 68, Abstract No. 153,
Guadalupe County, Schertz Texas, more particularly described in the Field Notes and Map, as
attached hereto as Exhibit A, from Single-Family Residential District-5 (R-5) to Single-Family
Residential-7 (R-7).
SECTION H
THAT, The Zoning District Map described and referred to in Article III, of the UDC, Ordinance
96-S-28 shall be changed to reflect the above amendments.
SECTION HI
TBA T this Ordinance shall be effective from and after its final passage and any publication
required by the City of Schertz.

Field Notes Description
Describing a 22.669 acres of land more or less out of a called 28.532 acre tract recorded in
Volume 2172, Page 274 deed records of Guadalupe County, Texas, and Lot 4, Block 3
Subdivision Plat of Windy Meadow recorded in Volume 5, Page 320B Map and Plat Records of
Guadalupe County, Texas, situated in the T. Herrera Survey No. 68, Abstract No. 153, in the City
of Schertz, Guadalupe County, Texas, and being more particularly described as follows:.
Beginning at a set W' rebar for the most northerly comer of this 22.669 acre tract herein
described, for reference said W' rebar being S59044'54"E, a distance of 195.00 feet from the
northern most corner of a 28.532 acre tract;
Thence crossing said 28.532 acre tract S30015'06"E, a distance of 690.55 feet to a set 12" rebar
for the southeast comer of this tract;
Thence S59052'1O"W, a distance of 1008.74 feet to a set W' rebar for the beginning ofa curve to
the right;
THENCE 584.23 feet along the arc of said curve to the right, having a radius of 450.75', central
angle of 74015'44", chord bearing and distance of N82059'58"W, 544.18 feet to a set W' rebar
for the beginning of reverse curve to the left;
THENCE 350.36 feet along the arc of said curve to the left, having a radius of 829.46', central
angle of 24012'05", a chord bearing and distance ofN57057'26"W, 347.76 feet to a set 12" rebar
for a comer of this tract herein described;
Thence N70003' 15"W, a distance of 72.55 feet to a set W' rebar for the most westerly comer of
this tract herein described;
Thence N60001 '45"E, a distance of257.80 feet to a found comer post for the northwest comer of
said 28.532 acre tract;
Thence N61 008'14"E, a distance of 138.25 feet to a found 12" rebar for the east comer of Windy
Meadow Unit 4 Subdivision and the south comer of a 25 acre tract recorded in volume 647, page
736, deed records of said county, for reference N30018'26"W, a distance of 679.41 feet to a
found 12" rebar for the west comer of said 25 acre tract;
Thence N59044'54"E, distance of 1254.01 feet along the common line of said 25 acre tract to the
PONT OF BEGINNING and containing 22.669 acres of land more or less.
