THAT, UDC Ordinance No. 96-S-28 of the City of Schertz, Texas is hereby amended in the
following manner.
SECTION I
"Rezoning 37.029:t acres being situated out of the Toribio Herrera Survey No. 68, Guadalupe
County, Schertz Texas, more particularly described in the Field Notes and Map, as attached
hereto as Exhibit A, from Pre-Development District (PD) and Single-Family Residential-2
District (R-2) to General Business (GB)."
SECTION H
THAT, The Zoning District Map described and referred to in Article III, of the UDC, Ordinance
96-S-28 shall be changed to reflect the above amendments.
SECTION HI
THAT this Ordinance shall be effective from and after its final passage and any publication
required by the City of Schertz.

A 12.029 acre parcel of land located in the State of Texas, County of Guadalupe, City of Schertz and
being situated in the Toribio Herrera League No. 68 and being out of that certain tract of land called 58.48 acres
of land, more or less, out of a 177 acre tract of land described in a deed to Malford Ackermann and wife,
Rosemaria Ackermannn, as recorded in Volume 647, Page 736 of the Deed Records of Guadalupe County,
Texas, and said 12.209 acre parcel being further described by metes and bounds as follows;
COMMENCING at a found iron rod located at the most northerly end of the intersection cut-back line
at the southeast corner of the intersection of Maske Road (a 30' right-of-way public street) and FM 1518 (a
variable width right-of-way Sate of Texas roadway, with a minimum width of 80');
THENCE,
N 59056'24" E along and with the southerly right-of-way line of Maske Road for a distance of
1,536.43 feet to a found iron rod for corner, said corner being the POINT OF BEGINNING of
the hereinafter described 12.029 acre tract;
THENCE;
N 60000'00" E continuing along and with the southerly right-of-way line of Maske Road for a
distance of 1,006.20 feet to an iron rod found for corner;
THENCE;
530000'00" E for a distance of 679.44 feet to an iron rod found for corner, said corner being
the most northerly corner of Lot 15, Block 2, and the most westerly corner of Lot 1, Block 3 of
Windy Meadows, a subdivision as defined by a plat recorded in Volume 5, Pages 47A & Band
48A of the Plat Records of Guadalupe County, Texas;
THENCE;
S 60000'00" W along and with the common lot line with the adjoining property, being Lot 15,
Block 2 of the Windy Meadows Subdivision, for a distance of 534.81 feet to an iron rod found
for corner, said corner being the most southeasterly corner of a 7.01 acre parcel of land as
described in a deed to Howard A. Ackermann, as recorded in Volume 864, Page 29 of the Deed
Records of Guadalupe County, Texas;
THENCE;
N 64045'09" W along and with the common property line with the Howard A. Ackermann 7.01
acre tract for a distance of 826.95 feet to an iron rod found for corner, said corner being located
