MARCH 22, 1993 ORIGINAL SCHERTZ DEVELOPMENT FOUNDATION MARCH 22, 1993 M I NUT E S THOSE PRESENT: THOSE ABSENT: Charles McDonald Mark Marquez Kerry Sweatt Jack Garber Lewis Borgfeld 1. President McDonald established a quorum was present and called the meeting to order at 7:00 p.m. 2. Approval of Minutes (previous meeting date) Not available at this time due to passing of Jim Shriver, Secretary/Treasurer. 3. Treasurers Report Mark Marquez reported a balance of $3,559.71 account as of February 26, 1993. Last interest on 2/26 was $8.68. Balance reflects payment of total bill of $7,775.63, city, county and school in checking payment made all taxes district. The audit is ongoing. There is a Related Party Questionnaire to be filled out by each director and returned in the stamped, self-addressed envelopes to audit firm as soon as possible. 4. Schertz Business Park - Property Owner Complaint Mr. Vallance of Vallance Security Systems has expressed some concern regarding an unsightly fence on property adjacent to his business; an aesthetic rather than a safety concern. Set back requirements and city codes are in compliance. Apparently the property was purchased from RTC and Greer-Ross and Company, the declarant of the covenant had left provisions that someone else can take over the architectural committee and become declarants, in writing, upon filing with Guadalupe County. Mark suggested perhaps Mr. Vallance would be satisfied if the owner would paint the sheet metal fence to match the color of the buildings. SDF Minutes (3/22/93) Page 2 Mark suggested filing with Guadalupe County establishing the Schertz Development Foundation as declarant, establish an architectural committee, and then send letters of invitation to all land owners for a meeting to discuss and possibly arrange an accommodation with this individual. 5. Broker Activity - Schertz Business Park Mark said we have two (2) potential prospects coming in from Harry Richburg. The anti-freeze recycling company (Centaur) has temporarily located at the intersection of Loop 1604 and IH-37 on the south side with Alamo Oil Company. Zemex is supposed to close this month. Their intentions are to master plan the frontage property. H.E.B. will be begin. has submitted the final plat for tomorrow night which approved, just don't know when construction will 6. A Resolution A resolution was approved, allowing the Executive Director to negotiate contracts for sales of the Schertz Business Park properties. A minimum limit of 40 cents per square foot for such contracts was established. Any requests for a lower price would have to be approved by the Board of Directors. 7.
