AMENDING THE UNIFIED DEVELOPMENT CODE (UDC)
ORDINANCE NO. 96-S-28 BY REZONING 5.9 ACRES FROM
PREDEVELOPMENT (PD) TO RESIDENTIAL DISTRICT 6
(Ra).
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SCHERTZ, TEXAS'
THAT, UDC Ordinance No. 96-S-28 of the City of Schertz, Texas is hereby amended in
the following manner.
SECTION 1
"Rezoning 5.9 acres of land out of Guadalupe County, Texas,
being more particularly described in the Field Notes attached
and made a part hereof, from Predevelopment (PD) to
Residential District 6 (R-6)."
SECTION 2
THAT, the Zoning Districts and Map, described and referred to in Article III of the UDC,
Ordinance 96-S-28, shall be changed to reflect the above amendment.

Community- Section One, a Resubdivision Plat recorded in Volume 4, Page 117, Map
and Plat Records of Guadalupe County, Texas, being the same tract known as Tract 2,
described in Volume 1560, Page 222, Official Public Records of Guadalupe County,
Texas and more particularly described by metes and bounds as follows'
BEGINNING at a 1/2" rebar with a "Baker" cap found on the southwest fight-of-way
line of Country Club Boulevard (R.O.W.- Varies, 60' min.), at the common comer of
said Lot 8 and Lot 9, said Block 8, the most easterly comer of this tract, from which a
1/2" rebar found at the most northerly curb return from the north right-of-way line of
Portage Lane (R.O.W. - 60'), bears S.29°55'14"E., a distance of 285.00 feet;
THENCE S.60°04'46"W., departing said fight-of-way line, coincident with the common
line of Lot 8 and said Lot 9, a distance of 200.00 feet to a 1/2" rebar with a "Baker" cap
found, at the common comer of Lot 8 and Lot 9, a reentrant comer of this parcel;
THENCE S. 15°19'41 "E., continuing with said common line, a distance of 310.00 feet to a
1/2" rebar with a "Baker" cap found at the common comer of Lot 8 and Lot 9, on the
aforementioned fight-of-way line of' Portage Lane, a somheast comer of this parcel;
THENCE S.60°04'46"W., coincidem with the common line of Lot 8 and said right-of-
way, a distance of 95.90 feet to a 1/2" rebar with a Castella & Assoc. plastic cap set at the
most easterly comer of a 66 foot Drainage and Sanitary Sewer Easement, as shown on the
aforementioned plat of Northcliffe Community- Section One, the most southerly comer
of this parcel;
THENCE N.29°55'14"W., crossing into Lot 8, coincident with the northeasterly line of
said easement, a distance of 472.87 feet to a 1/2" rebar with a" Baker" cap found, the
most westerly comer of this parcel;

BEGINNING at a 1/2" rebar with a "Baker" cap found on the northwesterly fight-of-way
line of Mayfair Drive (R.O.W. --- 60'), at the common comer of said Lot 12, and
Northcliffe Community- Section Five, recorded in Volume 4, Page 304, Map and Plat
Records of Guadalupe County, Texas, the most southerly comer of this parcel;
THENCE N._36°32'57"W., (Deed=N.36o36,37,W.) departing said fight-of-way line
coincident with common line of Lot 12 and said Section Five, a distance of 392.16 feet,
(Deed=392.78 feet) to a 1/2" rebar with a "C.E.C., cap found on the southeasterly line of
a 100-foot Electric Easement described in Volume 85, Pages 233 & 252, Deed Records
of Comal County, Texas, at the comer of said Section Five and Lot 12, the most westerly
comer of this parcel;
THENCE N.53°26'12"E., (Deed= N.53°49'25"E) coincident with the common line of said
100-foot easement and Lot 12, a distance of 366.0'1 feet, (Deed=366.66 feet) to a 1/2"
rebar found, the most northerly comer at this parcel;
