PLANNING AND ZONING MINUTES
June 24, 2009
The Schertz Planning and Zoning Commission convened on June 24, 2009 at 6:30 p.m. at the Municipal
Complex, Council Chambers, 1400 Schertz Parkway Building #4, Schertz, Texas.

CALL TO ORDER/ROLL CALL
Mr. Richmond called the meeting to order at 6:32 P.M.

HEARING OF RESIDENTS
Mr. Brockman stated that at the City Council meeting Mr. Spain gave a short presentation on the Attorney
Generals opinion that pertained to the Open meetings act.
3.
MINUTES
A.
Regular Meeting - May 13,2009.
Mr. Evans asked staff why the discussion for the Cusaik property was not placed on the agenda.
Ms. Sanchez stated that Gary Cusaik has not contacted staff as requested at the meeting to provide the
necessary information for the Commission to review.
After the short discussion, Mr. Wallace moved to approve the Consent Agenda. Mr. Greenwald seconded
the motion. Abstaining: Mr. Sommers and Mr. Richmond. Voting Aye: Ms. Tutschke, Mr. Greenwald, Mr.
Wallace and Mr. Evans. Motion carried.
4.
ITEMS FOR INDIVIDUAL CONSIDERATION:
A.
PC2009-005 AAA Cooper Transportation - Verde Enterprise Unit 13
Consider and act upon a request for a site plan of Lot I, Block II, Verde Enterprise Business Park,
Unit 13, for a transportation warehouse facility. The property consists of 8.61 + acres of land located
at 17650 Lookout Road. This property is zoned Planned Development District (POD).
Ms. Sanchez reviewed staff comments and advised the Commission that the City Manager has granted an
administrative variance to the maximum curb cut ordinance. She introduced Chris Weigand the
representative for the applicant.
Mr. Weigand advised the Commission that he was available for questions.
Mr. Evans asked staff if the curb cut variance was for one or two at 175 feet.
Ms. Sanchez stated that it would be two curb cuts not to exceed 175 feet each.
Mr. Richmond stated that Mr. Taylor's letter was specific to two curb cuts not to exceed 175 feet each.

Mr. Greenwald provided sewer line information to the AAA Cooper representative.
Mr. Richmond complimented the landscape plan on the site.
After short discussion, Mr. Wallace moved to approve this item. Mr. Greenwald seconded the motion.
V ote unanimous. Motion carried.
5. REQUESTS AND ANNOUNCEMENTS
A. Requests by Commissioners to place items on a future Planning and Zoning Agenda.
Discussion regarding Board of Adjustment Liaison. (D. Richmond / W. Sommers)
B. Requests by Commissioners to Staff for information.
Ms. Tutschke advised staff of a dilapidated roof at 601 Mitchell.
Ms. Sanchez stated she would forward the information to Code Enforcement.
Mr. Richmond requested that staff take a look at the UDC in regards to how the tree mitigation fund can
be used.

Ms. Sanchez gave a short presentation on records retention and encouraged the Commissioners to follow
the State records retention schedule and destroy agendas after two (2) years.
Ms. Sanchez gave the Commission a brief update on the 4th of July and Schertz Fest events.
