JOINT MEETING OF THE P&Z AND SCHERTZ CITY COUNCIL
MAY 11, 1977
The Joint meeting of the Planning and Zoning Commission and the Schertz City
Council was called to order at 7:00 P. M., May 11, 1977 in the Council Chambers,
401 Oak Street:

Numerous residents present from in and near Garden Ridge, which are concerned
with the possible rezoning and the building of "Showtime City". Discussion,
primarily lead by Mr. Arnold and Mayor Bueker as to pros and cons to the tract of
land "Showtime City" desires to have rezonediand construct their facility. Mr.
Richard Kitch, owner, and Mr. James McIver of Outdoor Entertainment of America, Inc.
were not present at this time. The question way brought up if any financial state-
ment, etc. had been obtained on this company and Mr. McIver. Mr. Arnold stated this
was being obtained, but all had not been received( such as personal history, etc.)
Mr. Arnold stated tN~e owner of the subject tract of land requested the rezoning,
after this question was brought to the floor.
To have adequate time for advertising, as required by law, June 8, 1977 at 7:00 PM
was set for the Public Hearing of the rezoning for this land, as covers under
Article III 12.1-12.2 in the Zoning Ordinance..
A resident of Schertz made a suggestion that this public hearing be held in a larger
building. Mayor Bueker informed that this would be looked into as to the use of
another City facility, could be obtained it will be advertised in •the Valley News.
The joint meeting adjourned at 7:35 P. M.
The Regular meeting of the Planning & Zoning Commission was brought to order by
Chairman Wise at 7:45 P.M.
#4 APPROVAL OF MINUTES: Mr. Sharp made a motion to approve the
P&Z minutes for the April 27, 1977
meeting. Mr. Linebarger seconded the motion and all members were in favor.
#5 NORTHCLIFFE SUBDIVISION Final Plat approval on Sections:
Northcliffe Country Club Estates Unit #2
Northcliffe East Community Section #2
Northcliffe Community Section #2
Northcliffe Community Section #3
Mr. Garza informed the Commission that U. S. Homes had complied to our Subdivision
Ordinance and would recommend approval of these sections. Mr. Garza further men-
tioned that he had received the plats yesterday and had not been able to get the
City Engineers signature on the plats. He further mentioned that Mr. Gaddis had
given his approval. Mr. Linebarger made a motion which was seconded by Mr. Sharp
that these final plats be accepted contingent on approval by City Engineer.
There was a lengthy discussion of a side walk variance for U. W. Homes. Mr. Victor
Bucheck construction superintendent for U.S. homes requested a variance to the
4 foot sidewalk requirement. U.S. Homes is requesting a variance to allow a 3
foot sidewalk with a parkway between the curb and sidewalk. Mr. Sharpe made a motion
to approve the 3 foot sidewalk variance ,for sidewalks that are now constructed for
the following sections:
Northcliffe Country -Club Estates Section 1
Northcliffe East Community Section 1
Northcliffe Community Section l
Mr. Linebarger seconded the motion.. Five members were in favor and one apposed.
Mr. Sharpe made a motion that the Commission be furnished a brief and information
as what requirements for sidewalk width are required by neighboring cities. This
information is to be obtained by Mr. Garza and Mr. Jacobson,, Upon receipt and
review of the findings, the Commission will inform ll. S. Homes of their decision
whether or not to grant U. S. Homes a sidewalk variance for the following plats:
Northcliffe Country Club Estates #2
Northcliffe East Community Section 2
Porthcliffe Community Section #2

This motion was seconded by Mr. Linebarger.
