SPECIAL MEETING OF THE PLANNING & ZONING COMMISSION

#2 The first item on the agenda for this Special Meeting of the Planning
and Zoning Commission was the First Baptist Church request for a
Specific Use Permit, to allow building of a sanctuary on their pro-
perty, located at the Southeast corner of Randolph and Aero Avenues,
and also to permit an addition to their education building.
Furthermore, the Baptist Church requests a variance to the Zoning
Ordinance, regarding property line setback. This request was dis-
cussed at length by the Commission.
Mr. Linebarger made a motion to accept the application of the First
Baptist Church, and grant a Specific Use Permit for the proposed
sanctuary and education building. This motion was seconded by Mr.
Sharp and all Commission members are in agreement.
Regarding the above approval of First Baptist Church request, the
Commission wishes to point out that this approval does not include
a covered canopy across Aero Avenue, as depicted in their layout plan.
3. Mr. Linebarger made a motion to grant a variance to the Zoning Ordinance,
regarding the property line setback of 3 feet, as depicted on the First
Baptist Church's layout plan; i.e., the education building line. This
motion was seconded by Mr. Aguilar and all members of the Commission
are in agreement.
4. The Planning & Zoning Commission wishes to point out that the Commission
agrees with the building inspector's interpretation of Ordinance #222
regarding self-service gas stations in the City.
5. The Building Inspector also asked the Commission for its' interpreta-
tion of erhat constitutes "Church Property". The Commission's interpre-
tation is: Any building built on property owned by a bonifide church
is considered church property.

#2 The meeting was called to order at 7:30 P.M. by Chairman Wise.
#3 The minutes of the regular meeting of November 10, 1976 were read
and approved.
#4 PC- Homecraft -Northcliff Subdivision, review of Master Plan Revision
(proposed).
Mr. Chris Altman and Andy Pozaresky were present to discuss the
Master Plan Revision of Northcliff Subdivision. Some of the
reasons given for the revision of the master plan were:
(a) Improved design of Golf Course
(b) Cul de sacing some streets
(c) Increased lot size
(d) Church sites on the main thoroughfare.
(e) Police & fire department sites
(f) Ball park sites
The above community sites encompass about 90,000 sq. ft. (D E &F)
The Northcliff Plan was reviewed, and general areas for recreational,
police, fire and church was generally considered adequate; and while
specific locations may change, the number and size of these areas
should remain relatively the same.
Mr. Sawyer made a motion to approve the revised Northcliff Master
Plan layout. Mr. Aguilar seconded this motion and all members are
in agreement.
