FEBRUARY 25, 1976

2. The Regular Meeting of the Planning and Zoning Commission was called to
order at 7:45 P.M. by Chairman Wise.
3. The Planning and Zoning Commission minutes of the February 11, 1976 meeting
were read and approved.
4. PC-1 NORTHCLIFFE SUBDIVISION SECTIONS 1, 2 AND SECTION 1 EAST.
The preliminary plat of the Northcliffe Subdivision was reviewed by the
Planning and Zoning Commission, it was agreed that requirements for the
preliminary plat had been met. Mr. Chuck. Sharpe moved to approve the
preliminary plat for Northcliffe, contigent upon:
• 1. City Engineers Signature
2. Tax Certificates showing that all county taxes have been paid
through the current year on the land being subdivided.
3. Performance Bond.
5. PC-2 TRI-COUNTY DEVELOPMENT PARK
The preliminary plat was presented to the Planning and Zoning Commission
by Mr. Denny Arnold, along with a request from R.W. Opitz and Associates
fora variance on the L" = 100' scale as required by the Subdivision Ordiance.
Mr. Chuck Sharpe moved to grant Tri-County Development Park a variance on the
1" = 100' scale. This would allow a scale of 1" = 200 instead of the required
1" = 100' on the preliminary plat and final plat. This variance would only apply
to vacating resubdivision, and subdivision plats involving large acreage of Indus-
trial or Commercial lots being 5 acres or greater. Plats involving the vacating, re-
subdivision and subdivision of lots with acreage less than 5 acres must conform to
the prescribed 1" = 100' scale as stated in the Subdivision Ordinance of the City of
Schertz, Texas.
Mr. Ray Stanhope seconded the motion, all members were in favor of the motion.
Mr. Dick Howe moved to approve the preliminary plat of Tri-County Develop-
ment Park and the approval of the final plat contigent upon:
1. City Engineers Signature
2. Tax Certificates showing all city and county taxes that have
been paid through the current year on the land being subdivided.
6. SITE LOCATION FOR UTILITIES BUILDING
The commission reviewed several locations where a utilities building could
be placed. Mr. Ray Stanhope moved to recommend to the City Council that a
municipal utility complex be placed in and adjacent to the present utility
yard facility, which is currently located in the City Park area.
The commission recommended the construction of 2 buildings, one for the Streets
and Park Department which would be a 3 sided metal building 25x40x14', and a
second metal building fro the Water and Sealer Department which would be a 30'x80x14,
located within a fenced area. Both buildings to be built on a concrete slab.
Mr. Dick Howe seconded the motion, all members voted in favor of the motion.
