The Schertz Planning and Zoning Commission convened on June 9, 20 I 0 at 6:30 p.m. at the Municipal
Complex, Council Chambers, 1400 Schertz Parkway Building #4, Schertz, Texas.

Mr. Evans called the meeting to order at 6:30 P.M.

Mr. Evans seated Jake Jacobs and Amy McBrearty as voting member in the absence of the Commissioner
Richmond and Commissioner Sommers.

HEARING OF RESIDENTS

CONSENT AGENDA:
A.
Consider and act upon the minutes for the regular meeting of May 26, 20 I O.
After the reading of the Consent Agenda, Mr. Greenwald moved to approve the consent agenda. Mr. Jacobs
seconded the motion. Vote: 4 ayes and I abstention. Motion carried.
5.
PUBLIC HEARING:
A.
ZC2010-002 Cypress Point Subdivision - Zoning
Hold a public hearing, consider and act upon a request to rezone approximately 83.6l:f: acres of land
from Garden Home Residential District (GH) to Single-Family Residential District (R-7), Single-
Family Residential District (R-6) and General Business District (GB). The property is more
specifically described as a portion of the C. M. Gahagan Jr. Survey No. 258, Abstract No. 142,
Guadalupe County and Abstract No. 182, Comal County, Texas, generally located near the southwest
comer of lH 35 and Eckhardt Road.

Vice-Chairman Evans opened the public hearing at 6:32 p.m.
Ms. Sanchez reviewed staff comments and advised the Commission that this request is to rezone the formerly
known Tanglewood Park Subdivision which is currently zoned for single family garden homes. City Council
did not act on the request for an R-7 zoning at their meeting of April 27, they voiced several concerns in
relation to the density of having 83 acres of 6,600 square foot lots and requested the applicant bring a concept
of larger lots for the Planning and Zoning Commission to review again and to make a recommendation. The
revised zoning request has identified more General Business, R-7 in the front and R-6 for the remainder of the
development. The developer is eager to develop a new subdivision including reconfiguring the lot layout and
street layout of future units beyond the street layout that exists. They are fully aware of the 100 foot
transmission lines and are taking those obstacles into consideration during the planning phase of this
development. Staff offered a recommendation to forward a recommendation of approval to the City Council.
Mr. Evans recognized the following:
. Robert Brockman questioned the area of notification and if there was a subdivision in the vicinity.
. Ms. Sanchez responded with a clarification.
The public hearing closed at 6:44 pm
Mr. Greenwald commented on the existing zoning and layout of the property and sees no problems with the
proposal.
A short discussion followed between the Commission, Staff and Applicant on the revised request, Mr.
Greenwald moved to forward a recommendation of approval to the City Council. Mr. Glombik seconded the
motion. Vote unanimous. Motion carried.

Mr. Murray commented that he attended the fundraiser hosted by the Schertz Professional Firefighter
Foundation for Reid Smith. The benefit for the two year old was a success and extended a thank you to the
firemen for their support.

. NEW SITE PLAN APPLICATIONS: No site plan applications were submitted to
the Planning and Zoning Division between May 26,2010 and June 4, 2010.
Ms. Sanchez gave a brief update on the following:
. A joint strategic planning workshop with City Council, P & Z and the Economic Development
Commission is scheduled for June 22 from II :30 am - 4:00 pm and to date there is no agenda. She
stated lunch would be served just prior to commencement of the workshop.
. Staff provided a copy of the north Schertz ET J map in the packet at the request of M r. Evans.
