The Schertz Planning and Zoning Commission convened on June 23, 2010 at 6:30 p.m. at the Municipal
Complex, Council Chambers, 1400 Schertz Parkway Building #4, Schertz, Texas.

CALL TO ORDER/ROLL CALL
Mr. Richmond called the meeting to order at 6:30 P.M.

SEAT ALTERNATE TO ACT IF REQUIRED
Mr. Richmond seated Jake Jacobs and Amy McBrearty as voting members in the absence of Commissioner
Glombik and Commissioner Sommers.

HEARING OF RESIDENTS
No comments.

CONSENT AGENDA:
Mr. Murray requested to pull Item 4C for discussion.
A. Consider and act upon the minutes for the regular meeting of June 9, 20 I O.
B. PC2010-018 SYSCO Central Texas - Revised Final Plat
Consider and act upon a request for approval of a revised final plat of approximately 53.379:1:: acre
tract of land, being more particularly described as a portion of the C.M Gahagan Survey No. 258
Abstract No. 182 and of the J.F. Zepeda Survey No. 257 Abstract 685, generally located 565:1:: feet
north of the intersection of1H-35 and Schwab Road.
After the reading of the Consent Agenda 4A and 4B, Mr. Greenwald moved to approve the items. Ms.
Tutschke seconded the motion. Vote unanimous. Motion carried.

C. PC2010-022 Riata, Unit 3B - Final Plat
Consider and act upon a request for approval of a final plat of Riata Subdivision, Unit 3B. The
20.487:1:: acre tract consists of 82 residential lots generally located between IH 35 and Old Wiederstein
Road. The property is zoned Single Family Residential District (R-7).
Mr. Murray questioned and expressed concern with several lots that did not meet the sixty foot wide front
setback.
Ms. Sanchez responded that the Master plan and plats were considered by the Commission and approved in
2006. In 2006 staff was considering both the square footage and setback to determine compliance with the
UDC.
After a short discussion, Mr. Greenwald moved to approve the item. Ms. Tutschke seconded the motion.
Vote unanimous. Motion carried.

. Mr. Richmond commented that he will be attending the Parks and Recreation Meeting on Monday,
June 28, 20 I 0 to make a presentation to the Board on Tree mitigation. He commented on the Joint
Workshop held by City Council on June 22, 2010.

. Ms. McBrearty commented on the BVY A baseball tournament victory and the upcoming tournament
BVY A will be hosting.
D. Announcements by City Staff
. City and community events attended and to be attended
. NEW SITE PLAN APPLICATIONS: No site plan applications were submitted to
the Planning and Zoning Division between May 26,2010 and June 4, 2010.
Ms. Sanchez gave a brief update on the following:
. The joint strategic planning workshop with City Council, P & Z and the Economic Development
Commission on June 22, 20 10 was productive.
. There will be no City Council Meeting on June 29, 20 I O.
. 4th of Jubilee will be held July 2nd thru 4th with the parade being on July 3, 20 I 0 at 9:30 am.
