AN ORDINANCE
BY THE CITY COUNCIL OF THE CITY OF SCHERTZ,
TEXAS, AMENDING THE ZONING ORDINANCE NO. 87-S-1
BY REZONING APPROXIMATELY 8.61 ACRES OF LAND OUT
OF GUADALUPE COUNTY AND REFLECTING SUCH CHANGES
ON CERTAIN ZONING MAPS IN ACCORDANCE WITH THE
SCHERTZ ZONING ORDINANCE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SCHERTZ,
TEXAS:
SECTION I
THAT, Zoning Ordinance No. 87-S-1 of the City of
Schertz, Texas, is hereby amended in the following manner:
"Rezone approximately 8.61 acres of land out of
Guadalupe County, Texas, being more particularly
described on the Field Notes attached and made a
part hereof, from Apartment/Multi-Family Dwelling
District (R-4) to Neighborhood Services (NS)."
SECTION II
THAT the Zoning District Maps described and referred to in
Article II, Section 3.1 and 3.2 of the City of Schertz
Zoning Ordinance No. 87-S-1 shall be changed to reflect
the above amendments.

BEING 8.61 acres of land out of the Genobera MaJpez Survey No. 67, City of Schenz. Guadalupe County, Texas and
being the same land described in a deed being of record in Volwne 973, Page 412 of the Deed Records of Guadalupe
County, Texas, said 8.61 acres being more particularly described by metes and bounds as follows:
BEGINNING at a set iron rod at the intersection of Live Oak Road WId E1bel Road for the most westerly comer of this
tract;
THENCE North 59' 1:7' 27" Eas~ a distance of 97.87 fee~ with the souUlerly right,of.way of said ElbeI Road, to a found
iron rod for an angle point;
THENCE North 37' 39' 45" East, a distance of 156.69 feet to a set iron rod for an angle point;
THENCE North 60' 00' 00" East. a distance of 420.70 feet to a set iron rod for the northwest comer of Lot I, Block 1
of the SycanlOre Creek Subdivision Unit 1 being of record in Volwne 4, Page 301 of the Plat Records of Guadalupe
County, Texas and the most northerly comer of this tract;
THENCE with a curve to the left having a radial bearing of South 31' 48' 24" Eas~ a radius of 25.00 feet, a central angle
of 88' 11' 36", and a length of curve of 38.48 feet to a found iron rod for a point of tangency;
THENCE South 30' 00' 00" East, a distance of 12.40 feet to a found iron rod for a point of curvature;
THENCE with a curve to the left having a radius of 422.21 feet, a central WIgle of 30' 19' 33", and a length of curve of
