AN ORDINANCE
BY THE CITY COUNCIL OF THE CITY OF SCHERTZ,
TEXAS, AMENDING THE ZONING ORDINANCE NO. 87-S-1
BY REZONING 37.886 ACRES OF LAND OUT OF GUADALUPE
COUNTY AND REFLECTING SUCH CHANGES ON CERTAIN
ZONING MAPS IN ACCORDANCE WITH THE SCHERTZ ZONING
ORDINANCE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SCHERTZ,
TEXAS:
SECTION I
THAT Zoning Ordinance No. 87-S-1 of the City of
Schertz, Texas, is hereby amended in the following manner:
"Rezone a 37.886 acre tract of land out of
Guadalupe County, Texas, being more particularly
described on the Field Notes attached and made a
part hereof, from R-2 (Single-Family Dwelling
District) to MH (Mobile Home District)."
SECTION II
THAT the Zoning District

FIELD NOTE DESCRIPTION for 37.886 Acres ofland situated in the Torribio Herrera
League No. 68, in Guadalupe County, Texas, and being out of and a part of that certain
tract ofland called to contain 58.48 acres ofland, more or less, out of a 177 acre tract of
land described in a deed to Malford Ackermann and wife, Rosemarie Ackermann, of
record in Volume 647, Page 736, Deed Records of said county. Said 37.886 acres ofland
surveyed by Urban Design Group on September 27, 1994 and is more particularly
described by metes and bounds as follows:
BEGlNNL"lG at a 1/2 inch iron rod found in the southeasterly line of said 58.48 acre tract
of land, same being the original southeasterly line of said 177 acres. Said beginning point
also being at the most northerly corner of Lot 15 of said Block 2, and the most westerly
corner of Lot I, Block 3 of Windy Meadows, a subdivision of record in Volume 5, Pages
47 A & B and 48 A, Plat Records of said county, and from which the most easterly comer
of that certain tract ofland surveyed as tract 3-A by S. Craig Hollmig, R.P.S. on Oct. 7,
1988, called to contain 7.01 acres ofland, designated First Tract and described in a deed
to Howard Anton Ackermann of record in Volume 864, Page 29, Deed Records of said of
said county, same also being the most easterly corner of that certain tract ofland called to
contain 25 acres ofland and described in deed to Hugo William Ackermann Jr., et ai, by
deed of record in Volume 531, Page 369, Deed Records of said county, bears S 60 deg.
00 min. 00 see Wand distance of 534.81 feet, and also from which a 1/2 inch iron rod
found in the northerly line ofF.M. Hwy. No 1518 at the most westerly corner of Lot 1,
Block 2 of said Windy Meado\.ys Subdivision bears S 60 deg. 00 min. 00 sec. W a distance
of2146.91 feet (Plat calls for S 60 deg. 07 min. 00 sec. W a distance of 2147.06 feet)

southeasterly line of that certain 15 foot wide strip ofland designated Second Tract and
convcycd to Guadalupe county, Texas by deed of record in Volume 174, Pager 247, Deed
Records of said county and from which the most northerly corner of said 7.0 I acre tract

THENCE 15 feet southeasterly from and parallel with the original northwesterly line of
said rn acre tract of land and being the northwesterly line of said AckermaIHl tract. (voL
647 pg. 736) and this tract, same being the southeasterly line of said 15 foot wide strip of
land (vol. 174 pg. 247), N 60 deg. 00 min. 00 sec. E ( deed call is N 60 deg. E) for a
distance of2428. 90 feet to a 112 inch iron rod set for the most northerly corner of this
tract;
THENCE crossing said AckermalUl tract (vol. 647 pg. 736) with the northeasterly line of
this tract S 30 deg. 00 min. 00 sec. E for a distance of 679.44 feet to a 1/2 inch iron rod
set in the northwesterly line of that certain tract ofland called to contain 44,5 acres ofland
and described in a deed to James Bindseil, et UX, of record in Volume 328, Page 60 I,
Deed Records of said county, same being the original southeasterly Jjne of said 177 acre
tract ofland and the southeasterly line of said Ackermarm tract (vol. 647 pg, 736);
THENCE in part with the northwesterly line of said BindsejJ tract, same being the original
southeasterly line of said 177 acre tract and said Ackermarm tract (vol. 647 pg.736) and
the southeasterly line of this tract, in part being along or near an old barbed wire fence and
also in part being along or near an electric livestock fence, S 60 deg, 00 min. 00 sec. W
( deed call is S 60 deg, W. Note this line is the bearing basis for this survey per Vol. 647,
Pg. 736 ) at 141.44 feet passing a 1/2 inch iron rod found for the most westerly comer of
said BindseiJ Tract, same being the most northerly corner of said Windy Meadows
Subdivision and continuing with the northwesterly line of said Windy Meadows
Subdivision for a total distance of2428.90 feet to the POINT OF BEGINNING and
