AN ORDINANCE
BY THE CITY COUNCIL OF THE CITY OF SCHERTZ,
TEXAS, AMENDING THE ZONING ORDINANCE NO. 87-S-1
BY REZONING 1.543 ACRES OF LAND OUT OF GUADALUPE
COUNTY AND REFLECTING SUCH CHANGES ON CERTAIN
ZONING MAPS IN ACCORDANCE WITH THE SCHERTZ ZONING
ORDINANCE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SCHERTZ,
TEXAS:
SECTION I
THAT Zoning Ordinance No. 87-S-1 of the City of
Schertz, Texas, is hereby amended in the following manner:
"Rezone a 1.543 acre tract of land out of
Guadalupe County, Texas, being more particularly
described on the Field Notes attached and made a
part hereof, from R-4 (Apartment/Mullti-Family
Dwelling District) to R-6 (Single Family Dwelling
District). "
SECTION II
THAT the Zoning District Maps described and referred
to in Article II, Section 3.1 and 3.2 of the City of
Schertz Zoning Ordinance No. 87-S-1 shall be changed to
reflect the above amendments.

GUADALUPE COUNTY, TEXAS
APRIL 24, 1995
That certain called 1.543 acre tract being Lot 23 of the Village
Subdivision as recorded in Volume 3, Page 18 of the Plat Records of
Guadalupe County, Texas, upon resurvey said Lot 23 found to contain
1.542 acres, said Lot 23 being more particularly described by metes
and bounds as follows:
BEGINNING at an iron pin found in the northerly right of way line
of Mitchell Avenue for the southwest corner of said Lot 23;

North 30021' 28" West, along the easterly line of a called
40 foot drainage right of way, a distance of 391.57 feet
(called North 30019'37" West, 391.57 feet) to an iron pin
found for a point of curve;
with a curve to the right having a chord bearing of North
14035'01" East, a chord distance of 70.60, a radius of
50.00 feet (called 50.00 feet) and a distance along the
curve of 78.39 feet (called 78.33 feet) to an iron pin
found for the point of tangent;
North 59028'54" East, along the southerly line of a
called 45 foot drainage easement, a distance of 104.22
feet (called North 59026'00" East, 104.07 feet) to an
iron pin found in the westerly right of way line of
Schertz Parkway for the northeast corner of the said Lot
23;
South 30011'41" East, along the said westerly right of
way line of Schertz Parkway, a distance of 427.27 feet to
an iron pin found for a point of curve;
With a curve to the right having a chord bearing of South
15014'51" West, a chord distance of 21.03, a radius of
15.00 feet (called 15.00 feet) and a distance along the
curve of 23.30 feet (called 23.53) to an iron pin found
for the point of tangent in the said northerly right of
way line of Mitchell Avenue;
South 59041'53" West, along the said northerly right of
way line of Mitchell Avenue a distance of 137.85 feet to
the POINT OF BEGINNING and containing 1.542 acres of land
more or less.
