TEXAS, AMENDING THE ZONING ORDINANCE NO.
87-S-1 BY REZONING 86.6 ACRES OF LAND OUT OF
GUADALUPE COUNTY AND REFLECTING SUCH CHANGES
ON CERTAIN ZONING MAPS IN ACCORDANCE WITH
THE SCHERTZ ZONING ORDINANCE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SCHERTZ.
TEXAS:
SECTION I
THAT Zoning Ordinance No. 87-S-1 of the City of
Schertz. Texas is hereby amended in the following manner:
. Rezone an 86.598 acre tract of land out of
Guadalupe County, Texas, being more
partiCUlarly described on the Field Notes
attached and made a part hereof, from R-2
(Single Family), R-4 (Apartment/
Multi-Family), R-5 (Garden Home) and NS
(Neighborhood Services) to R-6 (Single
Family). .
SECTION II
THAT the Zoning District Maps described and referred
to in Article II, Section 3.1 and 3.2 of the City of Schertz
Zoning Ordinance No. 87-S-1 shall be changed to reflect the
above amendments.

CITY OF SCHERTZ
The City of Schertz Planning and ZoningCoi:nmission will conduct a
public, hearing on Tuesday, July' 13, 1993 at 7,00 p.m. in the
Municipal Complex Conference Room, 1400 Schertz Parkway, Schertz,
Texas. The purpose of the public hearing is to' receive citizen
input on a request from Kerry R. Gilbert and Associates, on behalf
of Wheatstone Development Corp., for the rezoning of land'from R-2
(Single-Family), R-4 (Apartment/Multi-Family), R-5 (Garden Home)
and NS (Neighborhood Services) to R~6(Single-Family). Said
property is 86,6 acres and is located, north of Borgfeld Rd., south
of '- T. A>y::, Ifk Rd., ~ of FM 3009 and west of Dietz Road wi thin the
Schertz city limits, Guadalupe County, Schertz, Texas.
The City of Schertz City Council will conduct a public hearing on
this same request onTUesday,July 20, 1993 at'7:00 p.m. in the
Municipal Complex Council Chambers, 14'00 Schertz Parkway, Schertz,
Texas. Citizens are invited to attend one or both of these public
hearings.

Dear Commission Members,
On behalf of Wheatstone Development Corporation, we are hereby submitting for your
review and approval the proposed master plan for Dove Meadows. Along with the master
plan, we are also submitting a request to rezone the property to accommodate the
anticipated development plan,
Dove Meadows consists of approximately 86.6 acres and is located north of Borgfeld
Road, south of Live Oak Road, east of F,M, 3009 (Roy Richard Blvd,) and west of Dietz
Road. The property is divided into two separate tracts (59,1 acres and 17,2 acres) by
a 180' wide drainage channel which traverses the property in an northwest/southeast
direction.
The master plan calls for a total of 309 single family residential lots to be developed on
the site, The proposed lot sizes are typically 60 feet in width while the depths range from
110 to 115 feet. The project will be phased in 3 or 4 sections dependent upon the
frequency of lot sales, with the first phase occupying the 17,2 acres to the southwest of
the drainage channel. Each of the phases have there own entrance and are connected
internally to ensure adequate access and traffic circulation.
Because the drainage channel traversing the property represents a significant physical
feature severing the proposed project, a plan was developed to help consolidate the
neighborhood cells and convert the drainage facility into an amenity for the community.
This was accomplished by designing a street system which incorporates a series of cul-
de-sac streets that open onto the drainage channel. A pedestrian pathway is planned
along both sides of the drainage channel, connecting each of the open ended cul-de-
sacs. This plan effectively converts the drainage channel into a greenbelt system
accessible to the entire neighborhood. An integral part of the greenbelt system is a 2.2
acre neighborhood park which is centrally located along the eastern edge of the drainage
channel. The park will be developed with playground equipment, picnic tables, benches
and other facilities to be determined,
In addition to the private recreational amenities described above, a public park is also
prOVided at the northwest corner of the intersection of Borgfeld Road with the drainage
channel. ThiS park is 1.8 acres in size and coupled with the private parkland, exceeds the
overall park dedication requirements by approximately 1,7 acres, The park is readily
accessible to the general publiC without interrupting the integrity of the planned
neighborhood
