AN ORDINANCE
BY THE CITY COUNCIL OF THE CITY OF SCHERTZ,
TEXAS, AMENDING THE ZONING ORDINANCE, NO.
87-S-1, ARTICLE 11, DISTRICTS, BOUNDARIES,
OFFICIAL ZONING MAP, NEW AND UNSCHEDULED USES,
AND COMPLIANCE REQUIRED; APPENDIX B,
DEFINITIONS; AND PROVIDING A REPEALING
CLAUSE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SCHERTZ, TEXAS

THAT, Zoning Ordinance 87-S-1 of the City of Schertz,
Texas Article II, Districts, Boundaries, Official Zoning Map, New
and Unscheduled Uses, and Compliance Required is hereby amended
in the following manner:
Add Section 6
Manufactured Homes in a Residential Zoned
District
Manufactured homes constructed on or after June 15, 1976 are
permitted on individual lots in a residential zoned district when
the manufactured home is placed on a permanent foundation and the
exterior covering and features are compatible and harmonious with
existing structures in the vicinity.

THAT, Zoning Ordinance 87-S-1 of the City of Schertz,
Texas, Appendix B, Definitions is hereby amended in the following
manner:
Add two new definitions:
HUD-code manufactured home means a structure construeted on or
after June 15, 1976 according to the rules of the United States
Department of Housing and Urban Development, transportable in one
or more sections, which, in the traveling mode, is eight (8) body
feet or more in width or 40 body feet or more in length, or when
erected on site, is 320 or more square feet, and which is built
on a permanent chassis and designed to be used as a dwelling with
or without a permanent foundation when connected to the required
utilities, and ineludes the plumbing, heating, air-conditioning,
and electrical systems. The term does not include a recreational
vehiele as that term is defined by 24 C.F.R. Section 3282.8(g).

All ordinances and parts of ordinances ~n conflict with this
ordinance are hereby repealed.

SUBJECT: ZONING CHANGE #103
The Planning and Zoning Commission, by unanimous vote, recommends
approval of Zoning Change #103. This change includes Articles V,
VI, VII, VIII, IX, X, XI, XIV, XV, XVI and XIX of the Zo~ing
Ordinance. Under all these Articles, in the sections regarding
Accessory Buildings, it is recommended the second sentences be
changed to read "Accessory buildings shall not be placed in an
easement or within three (3') feet of the common property line."
