AN ORDINANCE
BY THE CITY COUNCIL OF THE CITY OF SCHERTZ,
TEXAS, AMENDING THE ZONING ORDINANCE NO. 87-
S-l TO CONFIRM THE REZONING OF LAND OUT OF
GUADALUPE AND COMAL COUNTIES AND REFLECTING
SUCH CHANGES ON CERTAIN ZONING MAPS IN
ACCORDANCE WITH THE SCHERTZ ZONING ORDINANCE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SCHERTZ, TEXAS:
THAT Zoning Ordinance No. 87-S-1 of the City of Schertz,
Texas is hereby amended in the following manner:
A. Rezone to Neighborhood Services (NS) four tracts of land
being 0.352 acres, 0.663 acres, 0.670 acres and 0.284 acres
being out of the Mobile Villa Estates Subdivision, unit One.

4. Rezone to NS, 0.284 acres north of Lot 1, east of west
property line for subdivision, south of IH-35 access road
and west of Plaza Drive.
B. Rezone to Industrial (M-1) 3 acres located on west side of FM
2252 south of the Missouri, Kansas, Texas railroad tracks.
C. Rezone to Garden Homes (R-5A) 9.612 acres located east of
Jack Hays Blvd., south of Dietz Road, subdivision designated
as Greenfield Village Unit Three.
D. Rezone to Office and Professional COP) an area on the east
side of Jack Hays Blvd. between Green Valley Road and Oak
Forest subdivision to a depth of 300 feet, except for the 200
x 200 feet area at the intersection of Jack Hays Blvd. and
Green Valley Road.
E. Rezone 4 acres to General Business (GB) and 179 acres to
Planned Residential Unit Development (PRUD) an area located
approximately 1900 feet along westerly side of Jack Hays
Blvd., approximately 200 feet north of East Live Oak Road and
approximately 4400 feet in depth from Jack Hays Blvd. in a
westerly direction.
F. Rezone to General Business (GB) 3 acres at 1600-1700 Schertz
parkway, approximately 645 feet along the easterly side of
Schertz Parkway and approximately 210 feet in depth.
G. Rezone to Planned Unit Development (PUD) 200 acres located
approximately 1,953.53 feet along the easterly side of Jack
Hays Blvd. and approximately 3,695.54 feet along the
southerly side of Green Valley Road.
H. Rezone to Neighborhood Services CNS) 35 acres located at
Green Valley Road in a southerly direction along the easterly
side of Jack Hays Blvd. for approximately 2400 feet and to a
depth in an easterly direction from Jack Hays Blvd. to East
Dietz Creek of approximately 700 feet.
