AN ORDINANCE
BY THE CITY COUNCIL OF THE CITY OF SCHERTZ,
TEXAS, AMENDING THE ZONING ORDINANCE NO. 79-
S-15, BY REZONING 77.19 ACRES OF LAND OUT OF
GUADALUPE COUNTY AND REFLECTING SUCH CHANGE
ON CERTAIN ZONING MAPS IN ACCORDANCE WITH THE
SCHERTZ ZONING ORDINANCE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SCHERTZ, TEXAS:
SECTION I
THAT Zoning Ordinance No. 79-S-15 of the City of
Schertz, Texas, is hereby amended in the following manner:
"A 77.19 acre tract of land out of Guadalupe
County, being the Northwood Subdivision, is
changed in classification to 4.7 acres of
Office & Professional, 11.7 acres to Multi-
Family Dwelling District R-4, and the remain-
ing acreage reserved for R-5B Single Family
Dwelling District and Drainage as shown on the
submitted plan of April, 1986."
SECTION II
THAT the zoning District Maps, described and referred
to in Article II, Section 3.1 and 3.2 of the City of Schertz
Zoning Ordinance No. 79-S-15, shall be changed to reflect the
above amendment.

being all of a tract called 15.69 acres and part of a tract called 61.32 acres described in
Volume 47], Page 685, of the Deed Records of Guadalupe County, Texas, and being
more particularly described as follows:
BEGINNING: At a fence comer for the North corner of this tract, said point also being
the North comer of the aforementioned 61.32 acre tract;
THENCE: With the Northeast line of the aforementioned 61.32 acre tract, as fenced,
S 290 59' 09" E 1563.06 feet to the p.e. of a curve to the left;
THENCE: With said curve to the left in a Southeasterly direction, having an arc length
of 112.78 feet and a radius 01'329.21 fect, and a delta angle of 19037' 44", to a P.T. of
this curve;
THENCE: S 300 48' 02" E 17.14 feet to the East comer ofthis tract;
THENCE: With the Nonhwest line of Green Valley Road, S 590 40' 58" W 1967.63 leeL
to the South comer of this tract;
THENCE: N 300 01' 54" W 1694.78 feet, with the Southwest lines of the
aforementioned 15.69 acre tract and the aforementioned 61.32 acre tract, as fenced. to the
West corner of this tract, said point also being the West comer of the aforementioned

The Commission unanimously voted to recommend that the request of Mr. Larry
Thomas to rezone 77 acres of land be scheduled for public hearin9.
The breakdown of land use is approximately 4.7 acres to Office and Profes-
sional, 11.7 acres to Multi-Family and the remianing acreage broken into
280 lots of R5B and drainage.

property. Specifically, the 77.19 acres were to be broken down to 4.7 acres
of Office & Professional, 11.7 acres of Multi-Family with the remaining acre-
age reserved for R-5B Single Family zoning as shown on the submitted plan of
April,1986.
