AN ORDINANCE
BY THE CITY COUNCIL OF THE CITY OF SCHERTZ, TEXAS,
AMENDING ZONING ORDINANCE NO. 79-S-15 BY REZONING
TWO TRACTS OF LAND OUT OF GUADALUPE COUNTY AND
REFLECTING SUCH CHANGE ON CERTAIN ZONING MAPS IN
ACCORDANCE WITH THE SCHERTZ ZONING ORDINANCE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SCHERTZ, TEXAS:
SECTION I
THAT Zoning Ordinance No. 79-S-15 of the City of Schertz, Texas,
is hereby amended in the following manner:
"A 10.113 acre tract of land out of the G. Malpaz Survey No. 67
Guadalupe County, Texas, located wesLof Dietz Road between
Borgfeld Road on the south and East Live Oak Road on the
North, is changed in classification to Single Family Dwellin9
District (R-2I, zoning."
"A 10.406 acre tract of land out of the G. Malpaz Survey No. 67
Guadalupe County, Texas, located west of Dietz Road between
Borgfeld Road on the south and East Live Oak Road on the
North, is changed in classification to Garden Home District
(R-5) zoning,"
SECTION II
THAT the Zoning District Maps, described and referred to
in Article II, Section 3.1 and 3.2 of the City of Schertz Zoning Ordinance
No. 79-S-15, shall be changed to reflect the above amendments,

SUBJECT: ZONING CHANGE #76, VAUGHAN HOMES REVERSAL OF R-2 and R-5 ZONING
TO: CITY COUNCIL
By unanimous vote of those members present, the Commission recommends approval
of this Zoning Change. It is felt this would present a better transition from
R-2 to R-5 with the R-2 now directly across from Thistle Creek Subdivision and
alleviate a possible density problem.

Zoning Hearing at 7:00 p.m. on Tuesday, February 18, 1986 in the Council
Chambers of the Municipal Complex, 1400 Live Oak Road. The purpose of the
public hearing is to receive citizen input regarding the petition request
of C.P. Vaughan, Vaughan Homes for rezoning of a 10,113 acre tract, now
zoned R-5 Garden Home District, and a 10.406 acre tract, now zoned R-2
Single Family Dwell ing District. It is requested these two zonings be
reversed so that the R-2 zoning will be applied to the 10.113 acre tract
and the R-5 zoning will be applied to the 10.406 acre tract. Property
is located west of Dietz Road between Borgfeld Road on the South and East
Live Oak Road on the north. Both tracts of land are out of the G. Malpaz

Square Subdivision on the south and to a depth of approximately 300 feet, Said
land is currently zoned Office and Professional and it is requested that the
two tracts be rezoned Neighborhood Service District.
