AN ORDINANCE
BY THE CITY COUNCIL OF THE CITY OF SCHERTZ,
TEXAS, AMENDING THE ZONING ORDINANCE
(ORDINANCE NO. 79-S-l5) OF THE CITY OF
SCHERTZ; ESTABLISHING AUTHORIZED ZONING
DISTRICTS FOR A 127 ACRE PARCEL OF LAND OUT
OF THE MALPAZ SURVEY NO. 67 FROM PD, PRE-
DEVELOPMENT DISTRICT; AND REFLECTING SAID
CHANGES ON CERTAIN ZONING MAPS IN ACCORDANCE
WITH THE SCHERTZ ZONING ORDINANCE NO. 79-S-
15.
WHEREAS, a property developer has specifically requested
the rezoning of approximately 116.470 acres of this parcel for
specif ic zoning distr icts as indicated on the attached proposed
zoning; and
WHEREAS, a portion of this parcel
acres known as Greenfield Village Unit
developed as a Garden Home District (R-5)

favorably to recommend that the zoning change be approved; and
WHEREAS, the procedures outlined in Article XIX, Section
3 and 4 have been complied with; NOW THEREFORE,
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SCHERTZ, TEXAS:
SECTION I
THAT the Zoning Ordinance of the City of Schertz, Texas,
(Ordinance No. 79-S-15) is hereby amended in the following
manner:
A. That 13.693 acres of land, as described by metes and
bounds in the attached Field Notes as Tract No.1, the zoning
classification be changed to Apartment/Multi-Family Dwelling
District (R-4).

intersection with the center line of a Proposed 180.00 foot wide
Drainage Right of Way for the east corner of this tract, said point
being S 62" 53' 19" W. 487.95 feet along the northwest line of
Borgfeld Road from a point of curve at its intersection with the
southwest line of Dietz Road, being the east corner of said 116.470
acre tract.
Thence along the northwest and north lines of Borgfeld Road, as
