AN ORDINANCE
BY THE CITY COUNCIL OF THE CITY OF SCHERTZ,
TEXAS, AMENDING THE ZONING ORDINANCE NO. 79-
S-15, IN ACCORDANCE WITH ARTICLE XIX, SECTION
2-2.1 WHICH AUTHORIZES THE CITY COUNCIL TO,
FROM TIME TO TIME, AMEND, SUPPLEMENT, CHANGE,
MODIFY OR REPEAL THE REGULATION STANDARDS AND
BOUNDARIES OF THE CITED ORDINANCE; THIS
ORDINANCE DOES AMEND ORDINANCE 79-S-l5 BY
AMENDING ARTICLE XIII, SECTION 2 HEIGHT
REGULATIONS AND ARTICLE XIV SECTION 2 HEIGHT
REGULATIONS; BY AMENDING ARTICLE XXIII
SECTION 1, BY ADDING 1. 3 AIR INSTALLATION
COMPATIBLE USE ZONE (AICUZ) RECOMMENDATIONS;
AND BY REZONING APPROXIMATELY THIRTY ACRES OF
LAND OUT OF THE T. HERRERA SURVEY, GUADALUPE
COUNTY, FROM R-l TO GENERAL BUSINESS (GB)
DISTRICT; AND APPROXIMATELY TEN ACRES OF LAND
OUT OF THE T. HERRERA SURVEY, GUADALUPE
COUNTY, FROM PRE DEVELOPMENT TO INDUSTRIAL
DISTRICT M-l; AND REFLECTING SUCH CHANGE ON
CERTAIN ZONING MAPS.
WHEREAS, the Planning and Zoning Commission has
recommended to the Mayor and City Council that the changes made
in this ordinance be adopted; NOW THEREFORE,
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SCHERTZ, TEXAS:

THAT the Zoning Ordinance No. 79-S-l5 of the City of
Schertz, Texas, is hereby amended to read as follows:
"ARTICLE XIII
GENERAL BUSINESS DISTRICT
Section 2 - Height Reaulations:
(120) feet maximum upon special approval,
to exceed thirty five (35) feet.
One hundred twenty
all other buildings not
ARTICLE XIV
INDUSTRIAL DISTRICT - (LIGHT) M-l
Section 2 - Height Regulations: No building shall
exceed one hundred twenty (120) feet.
ARTICLE XV
INDUSTRIAL DISTRICT - (HEAVY) M-2
Section 2 - Height Regulations: No building shall
exceed one hundred twenty (120) feet.

ARTICLE XXIII ADMINISTRATION
Section 1 - Administrative Provisions:
1.3 Air Installation Compatible Use Zone (AICUZ)
The Air Installation Compatible Use Zone (AICUZ)
recommendations by the Department of Defense (DOD) be considered
along with the application for a building permit."

THAT the Zoning Ordinance No. 79-S-15 of the City of
Schertz, Texas, is hereby amended in the following manner:
"That approximately thirty (30) acres of land, out of
the T. Herrera Survey, Guadalupe County, located
adjacent to the westerly border of Mobile Villa Estates
and extending along the northerly border of Live Oak
Hills Subdivision is changed in classification to
General Business (GB).
That approximately ten (10) acres of land, out of the
T. Herrera Survey located approximately 1500 feet in a
northerly direction from IH 35 along the westerly side
of FM 3009 for approximately 500 feet and a depth of
approximately 875 feet in a westerly direction is II
changed in classification to Industrial District (Ml).
III
THAT the Zoning District Maps, described and referred
to in Article II, Section 3.1 and 3.2 of the City of Schertz
Zoning Ordinance No. 79-S-15, shall be changed to reflect the
above amendments.
