AN ORDINANCE
BY THE CITY COUNCIL OF THE CITY OF SCHERTZ, TEXAS,
AMENDING THE ZONING ORDINANCE NO. 79-S-l5, OF THE
CITY OF SCHERTZ, TEXAS, BY REZONING A 178.63 ACRE
TRACT OUT OF A-153 T. HERRERA SURVEY AND 17.9 ACRE
TRACT OUT OF A-299 JOHN SALADIN SURVEY IN GUADALUPE
COUNTY TO PLANNED UNIT DEVELOPMENT; AND REFLECTING
SUCH CHANGE ON CERTAIN ZONING MAPS IN ACCORDANCE
WITH THE SCHERTZ ZONING ORDINANCE.
WHEREAS, a property developer has specifically requested the
rezoning of approximately 178.63 acres of land and a 17.9 acre tract of
land out of Guadalupe County to a Planned Unit Development; and
WHEREAS, the Planning and Zoning Commission has voted favorably
to recommend the zoning change be approved; NOW THEREFORE,
BE IT ORDAINDED BY THE CITY COUNCIL OF THE CITY OF SCHERTZ, TEXAS:
THAT the Zoning Ordinance of the City of Schertz, Texas, (Ordinance
No. 79-S-l5) is hereby amended in the following manner:
" That 178.63 acres of land out of A-153 T. Herrera Survey
Guadalupe County and located in the Southwest corner of IH
35 and FM 3009; and 17.9 acre tract of land out of A-299
John Saladin Survey, Guadalupe County, and located at the
Southeast corner of IH 35 and FM 3009 is changed in classi-
fication to a Planned Unit Development as submitted with a
Master Plan for PARK 35.
That Zoning District Maps, described and referred in
Article II, Section 3.1 and 3.2 of the City of Schertz
Zoning Ordinance No. 79-S-l5, shall be changed to reflect
the above amendment."

Planning and Zoning recommends approval of Zoning Change #47 with self.
imposed 75' bUilding setback, to include 50' Greenbelt along single fam-
ily residential areas and include berm.
Additionally, recommend Dance Hall/Night Club be striken from schedule
of uses submitted with application.
