The Schertz Planning and Zoning Commission convened on May 11, 2011 at 6:00 p.m. at the Municipal
Complex, Council Chambers, 1400 Schertz Parkway Building #4, Schertz, Texas.

1. CALL TO ORDER/ROLL CALL
Mr. Richmond called the meeting to order at 6:00 P.M.
2. SEAT ALTERNATE TO ACT IF REQUII2ED
Commissioner Braud and Commissioner Crawford were seated as voting members.
3. HEARING OF RESIDENTS
Robert Brockman, 1000 Elbel, commented on comments made by a representative from the Blue Ridge
Center at the City Council meeting. He questioned the 30 day submittal calendar.
Mr. Richmond responded to the Blue Ridge Center comments.
Ms. Sanchez explained that the 30 day calendar is based on State law requirements.
4 CONSENT AGENDA:
A. Minutes for March 23, 2011
B. PC2011-010 Riata, Unit 4A -Final Plat
Consider and act upon a request for approval of a final plat for Riata Subdivision, Unit 4A. The
8.588E acre tract of land consists of 39 residential lots generally located between IH 35 and Old
Wiederstein Road. The property is zoned Single Family Residential District (R-7).
After the reading of Consent Agenda items A &B, Mr. Jacobs moved to approve the items. Mr. Greenwald
seconded the motion. Vote unanimous. Motion carried.

C. PC2011-020 FM 3009 South -Final Plat
Consider and act upon a request for approval of a final plat for 3.330E acre tract of land is in the T.
Herrera Survey No. 68, Abstract 153, City of Schertz, Guadalupe County, Texas and is generally
located near the intersection of FM 3009 and Savannah Drive. The property is zoned Neighborhood
Services District (NS).

Mr. Evans requested to pull the item for discussion.
Mr. Evans asked for clarification on the abandonment of the overhang easement.
Mr. Hertzig responded.
After a short discussion between the Commission and applicant, Mr. Greenwald moved to approve the item.
Mr. Murray seconded the motion. Vote unanimous. Motion carried.
REQUESTS AND ANNOUNCEMENTS
A. Requests by Commissioners to place items on a future Planning and Zoning Agenda.
No requests.
B. Requests by Commissioners to Staff for information.
Mr. Evans commented on the house fire in Carolina Crossing and the demolition process.
Ms. Sanchez responded that a demolition permit is good for 6 months.

Mr. Richmond announced that Amy McBrearty had resigned from the Commission due to work conflicts.

NEW SITE PLAN APPLICATIONS: The following site plan applications were
submitted to the Planning and Zoning Division between March 18, 2011 and April 8, 2011:
1. Bush's Chicken -Site Plan
2. Presto Nova Schertz Subdivision -Site Plan
Ms. Sanchez gave a brief update on the following:
• Resignation of Amy McBrearty and asked the alternates to email staff if they would like to be
considered for the vacant seat.
• Quarterly report provided.
• UDC has been forwarded to Mr. Spain with Commission comments and recommendations.
• The City Council has announced the new City Manager is Mr. John Kessel.
