TEXAS AMENDING THE UNIFIED DEVELOPMENT
CODE (UDC) ORDINANCE 96-S-28 BY REZONING 11.796:t
ACRES OUT OF THE TORRIBO HERRERA NO. 68
SURVEY, ABSTRACT NO. 153, IN GUADALUPE COUNTY,
SCHERTZ, TEXAS FROM GENERAL BUSINESS (GB) TO
RESIDENTIAL DISTRICT-7 (R-7); PROVIDING AN
EFFECTIVE DATE; AND PROVIDING A REPEALING
CLAUSE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SCHERTZ, TEXAS:
THAT, UDC Ordinance No. 96-S-28 of the City of Schertz, Texas is hereby amended in the
following marmer.
SECTION I
"Rezoning 11.796:t acres being situated out of the Torribo Herrera No. 68 Survey, Abstract No.
153, Guadalupe County, Schertz Texas, more particularly described in the Field Notes and Map,
as attached hereto as Exhibit A, from General Business (GB) to Residential District-7 (R-7)."
SECTION II
THAT, The Zoning District Map described and referred to in Article III, of the UDC, Ordinance
96-S-28 shall be changed to reflect the above amendments.

SECTION III
THAT this Ordinance shall be effective from and after its final passage and any publication
required by the City of Schertz.
SECTION IV
THAT all ordinances or parts of ordinances in conflict with this Ordinance are hereby repealed.

Schertz, Guadalupe County, Texas
A 11.796 acre parcel of land located in the Slate of Texas, County of Guadalupe, City of Schertz and being
located on the north side of Cibolo Creek, and being out of a certain 177 acre tract located in the northwest half
of the southeast half of Division No.1 of Survey No. 68, grantee Torribio Herrera, Section No.3, Abstract No.
153, and said 177 acres being described in a WarrantyDeed from Emilie Ackermann to Malford Ackermann and
Rosemarie Ackermann, recorded in Volume 647, Page 736 of the Deed Records of Guadalupe County,Texas,
and said 11.796 acre parcel of land beIng further described by metes and bounds as follows;
BEG INN IN G; at a fence post located at a point on thenortheasterly right-of-way line of the Schertz Parkway (an
86 foot right-of-way public street), said point marking the boundary between the two properties identified on the
subdivi.sion plat delineating this section of the Schertz Parkway public right-of-way, as being through the Bindseil
44.222 Acre Tract (subsequently being identified as a 13.901 acre tract that was sold to Burkett live Oak, ltd.,
as recorded inVolume 2172, Page 274 of the Deed Records of Guadalupe County, Texas) and the Ackermann
