ITEM SUMMARY: The applicant is proposing to vacate Lot 20 of the Southeastern Freight Lines Subdivision in order to replat the vacated land and the adjacent Tri- County Development Park Lot 14 into one (1) lot. GENERAL LOCATION AND SITE DESCRIPTION: The subject property is generally located at the corner of F.M. 3009 and Campus Drive. The Subject property is zoned General Business II (GB -2) and Manufacturing Light (M -1). The site is currently being used by Southeastern Freight Lines Inc. Additionally, at the corner of F.M. 3009 and Campus Drive is a City owned and operated Sewer Lift Station. The proposed vacate is the first step in being able to replat into one larger lot to allow for building expansions. TREE MITIGATION AND PRESERVATION: The applicant is responsible for complying with the Unified Development Code (UDC), Section 21.9.9 Tree Preservation and Mitigation. The applicant has submitted a tree affidavit which indicates that no damage or destruction to any protected or heritage trees will occur. PUBLIC SERVICES: The site is serviced by Schertz water, CCMA, Time Warner Cable, CPS, and AT &T. PUBLIC IMPROVEMENTS AND SERVICES: No public infrastructure improvements are required for this vacate. Water and Sewer: The site is serviced through an existing 16" water line that runs adjacent to F.M. 3009. The site is served by a 12" sewer line that runs adjacent to F.M. 3009. Drainage: The applicant is responsible for all drainage associated with the subject property, and for compliance with the Storm Water regulations. A storm water management plan for the replat has been reviewed and approved by the City Engineer. The proposed building elevations comply with the Exterior Construction and Design standard. The building and gas canopy will be constructed of brick and stucco finish with the front fagade consisting of 30.5% windows and doors. Additionally, the building complies with the vertical and horizontal articulations on all required walls. • Parking: The site has five (5) parking spaces of which one (1) will be handicap parking which meets the minimum parking standard for the proposed use. • Screening requirements: The site has satisfied the minimum requirements for the location and screening of accessory structures. The vacuum pad, ice units and propane tank storage are located on the south side of the property and will be screened by proposed vegetation and by the proposed convenience store.
