AN ORDINANCE
BY THE CITY COUNCIL OF THE CITY OF SCHERTZ,
TEXAS AMENDING THE UNIFIED DEVELOPMENT
CODE (UDC) ORDINANCE NO. 96-S-28 BY REZONING
TWO TRACTS, 4.68 ACRES AND 6.14ACRES, OUT
OF GUADALUPE COUNTY AND REFLECTING SUCH
CHANGES ON CERTAIN ZONING MAPS IN
ACCORDANCE WITH THE SCHERTZ UDC ORDINANCE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SCHERTZ,
TEXAS:
SECTION 1
THAT, UDC Ordinance No. 96-S-28 of the City of Schertz, Texas is hereby
amended in the following manner:
"Rezone 4.68 acres, out of Guadalupe County, Texas,
being more particularly described on the Field
Notes attached and made a part hereof, from
General Business (GB) to Neighborhood Services (NS)
and
Rezone 6.14 acres, out of Guadalupe County, Texas,
being more particularly described on the Field
Notes attached and made a part hereof, from
General Business (GB)to Neighborhood Services
(NS)."
SECTION 2
THAT, the Zoning District Maps described and referred to in Article Iii, Sections
5.1, 5.2 and 5.3 of the City of Schertz UDC Ordinance 96-S-28 shall be changed
to reflect the above amendments.

Toribio Herrera Survey No. 68, Abstract No. 153, City of Schertz, Texas and more
particularly described as follows:
BEGINNING at a point in the southwest right-of-way line of F. M. 3009 for the north
comer of this tract, the north comer of the 155.290 acre tract and the east comer of Lot 4,
Block 1, Seguin State Bank, recorded in Volume 5, Page 249-B, Plat Records, Guadalupe
County, Texas;
THENCE, S 29°36'00'' E, 497.00 feet with the southwest right-of-way line ofF. M. 3009
to a point at its intersection with the northwest right-of-way line of Forest Ridge Parkway
for the east comer of this tract;
THENCE, S 60°24'00'' W, 70.00 feet with the northwest fight-of-way line of Forest
Ridge Parkway to a point at the beginning of a curve to the !eft;
THENCE, with the northwest fight-of-way line of Forest Ridge Parkway along the arc of
said curve having a radius of 184.00 feet and a length of 32.69 feet (Chord bears S
55018'38'' W, 32.65 feet) to a point for a corner of this tract;
THENCE, S 50°13'16" W, 96.78 feet with the northwest fight-of-way line of Forest
Ridge Parkway to a point for a corner of this tract;
THENCE, S 60024'00'' W, 202.22 feet to a point for the south corner of this tract at the
east corner of Lot 1, Block 2, Forest Ridge, Unit 1, Volume 5, Page 354-A, Plat Records,
Guadalupe County, Texas;
THENCE, N 29°36'00'' W, 517.00 feet with the northeast line of Block 2 and Block 3 of
Forest Ridge, Unit 1 to a point for the west corner of this tract;
THENCE, N 60°24'00'' E, at 51.51 feet the south corner of Lot 4, Block 1, Seguin State
