ANA)RDINANCE BY THE CITY COUNCIL OF THE CITY OF SCHERTZ, TEXAS
AMENDING THE OFFICIAL ZONING MAP BY REZONING APPROXIMATELY 17
ACRES OF LAND FROM GENERAL BUSINESS DISTRICT (GB-1) AND
MANUFACTURING LIGHT DISTRICT (M-1) TO PLANNED DEVELOPMENT
DISTRICT (PDD).
WHEREAS, an application to rezone approximately 17 acres • land generally located at 18658
I-35N, Schertz, Guadalupe County, Texas., and more specifically described in the Exhibit A and
Exhibit B attached herein (herein, the "Property") has been filed with the City; and
WHEREAS, the City's Unified Development Code Section 21,5.A4 . provides for certain criteria
to be considered by the Planning and Zoning Commission in making recommendations to City
Council and by City Council in considering final action on a requested zone change (the
"Criteria"); and
WHEREAS, on November 14, 2018, the Planning and Zoning Commission conducted a public
heaning and, after considering the Criteria, made a recommendation of approval of the rezoning
according to the development standards set forth in Exhibit C attached herein (the "Development
Standards"); and
WHEREAS, on November 27, 2018 the City Council conducted a public hearing and after
considering the Criteria and recommendation by the Planning and Zoning Commission,
determined that the requested zoning be approved as provided for herein.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SCHERTZ, TEXAS:
THAT:
Section 1. The Property as shown and more particularly described in the attached Exhibit
A and Exhibit B, is hereby zoned Planned Development District (PDD).
Section 2. The Official Zoning Map of the City of Schertz, described and referred to in
Article 2 • the Unified Development Code, shall be revised to reflect the above amendment.
Section 3. The recitals contained in the preamble hereof are hereby found to be true, and

Section 5. This Ordinance shall be construed and enforced in accordance with the laws of
the State of Texas and the United States of America.
Section 6. If any provision of this Ordinance or the application thereof to any person or
circumstance shall be held to be invalid, the remainder of this Ordinance and the application of
such provision to other persons and circumstances shall nevertheless be valid, and the City hereby
declares that this Ordinance would have been enacted without such invalid provision.
Section 7. It is officially found, determined, and declared that the meeting at which this
Ordinance is adopted was open to the public and of the time, place, and subj ect matter
of the public business to be considered at such meeting, including this Ordinance, was given, all
as required by Chapter 5 5 1, as amended, Texas Government Code.
Section 8. This Ordinance shall be effective upon the date of final adoption hereof and any
publication required by law.
Section 9. This Ordinance shall be cumulative of all other ordinances of the City of
Schertz, and this Ordinance shall not operate to repeal or affect any other ordinances of the City
of Schertz except insofar as the provisions thereof might be inconsistent or in conflict with the
provisions of this Ordinance, in which event such conflicting provisions, if any, are hereby
repealed.

Wiederstein Ranch Planned Development District — Development Standards
This property will develop in accordance with the provisions of the City of Schertz Unified
Development Code (UDC) as amended. This property will develop in accordance with the base
zoning district of General Business (GB) with the follow modifications to the UDC relating to
site design standards and signage:
Wall Signs
Sec.21.1.1.9.B. Maximum Area
Table 21.11.9 Maximum Area of Wall Signs
Areas with Limited Access
15% of Fagade area or 478 square feet, whichever is less
Areas with Unlimited Access
12% of the fagade area or 125 square feet, whichever is less
All Other Streets
10% of the fagade area or 80 square feet, whichever is less
Sec.21.11.9.C. Maximum Number of Signs. The maximum number of signs permitted for single
occupancy or single tenant buildings shall be limited to five (5) primary wall signs. Two (2) wall
signs may not exceed 478 square feet in area and the three (3) additional signs may not exceed
360 square feet in area.
Sec.21.1.1.9.D. D. Roofline Limitations. The primary wall signs may project above the roofline of
any building or extend above the parapet wall if attached thereto by no more than six feet (6').
Exterior Construction and Design Standards
Sec.21.9.5.D.2 Exterior Building Materials. Buildings must comply with the following:
a. At least At least 80% of each wall (excluding windows and doors) shall be finished in
one or more of the following primary materials:
• Brick
• Stone
• Faux brick or stone
• Tile
• Stucco
• Concrete tilt walla
• Split face CMU'
b. Stucco may be used in conjunction with one of the other approved primary materials.
Stucco cannot be used for more than 50% of each facade.
c. Split face CMU may be used in conjunction with one of the other approved primary
materials. Split face CMU cannot be used for more than 30% of each fagade.
d. Concrete tilt wall may be used in conjunction with one of the other approved primary
materials. Concrete tilt wall cannot be used for more than 80% of each fagade or more
than 50% of the total building fagade. In order to achieve an aesthetically pleasing
appearance and provide visual breaks in the mass of the building, a pattern of vertical and
horizontal paint colors and/or a pattern of vertical and horizontal reveals integral to the
wall that create shadow lines shall be used.
Amendments to the Planned Development District (PDD)
Any significant changes from the established standards for the approved PDD, or changes that
alter the concept of the PDD will cause the plan to be resubmitted for approval by the Planning
and Zoning Commission and the City Council, including a new public hearing with applicable
fees. Minor changes which do not change the concept or intent of the development shall be
approved or denied administratively. Adjustments to site design elements including but not
limited to, parking, building location, stormwater detention, landscaping, will be considered a
minor change.
