BY THE CITY COUNCIL OF THE CITY OF SCHERTZ,
TEXAS AMENDING THE UNIFIED DEVELOPMENT
CODE (UDC) ORDINANCE 96-S-28 BY REZONING 88.833:!:
ACRES OUT OF THE J. LEAL SURVEY NO. 79,
ABSTRACT NO. 424, IN BEXAR COUNTY, SCHERTZ,
TEXAS FROM RESIDENTIAL/AGRICULTURE DISTRICT
(R-A) TO SINGLE FAMILY DWELLING DISTRICT (R-6);
PROVIDING AN EFFECTIVE DATE; AND PROVIDING A
REPEALING CLAUSE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SCHERTZ, TEXAS:
THAT, UDC Ordinance No. 96-S-28 of the City of Schertz, Texas is hereby amended in the
following manner.
SECTION I
"Rezoning 88.833:!: acres out ofthe J. Leal Survey No. 79, Abstract No. 424, in Bexar County,
Schertz Texas, more particularly described in the Field Notes and Map, as attached hereto as
Exhibit A, from Residential/Agriculture District (R-A) to Single Family Dwelling District (R-6).
SECTION II
THAT, The Zoning District Map described and referred to in Article III, of the UDC, Ordinance
96-S-28 shall be changed to reflect the above amendments.
SECTION III
THAT this Ordinance shall be effective from and after its final passage and any publication
required by the City of Schertz.
SECTION IV
THAT all ordinances or parts of ordinances in conflict with this Ordinance are hereby repealed.

Being 63.110 acres of land out of a called 100.94 acres of lands as recorded in Volume 5923,
Page 0546, of the Official Public Records Real Property Bexar County, Texas
(O.P.R.R.P.B.C.T.) out of the J. Leal survey No. 79, Abstract 424, County Block 5058, and
being more particularly described by metes and bounds as follows:
BEGINNING:
At a 60 penny nail found at the southwest comer of said 100.94 acre tract
of land being on the southerly line of Schaffer Road, the easterly line of a
called 63.58 acre tract of land as recorded in Volume 6442, Page 1971 of
the O.P.R.R.P.B.C.T.;
Thence:
North 59046'14" East, 831.91 feet along the southerly line of Schaffer
Road;
Thence:
South 30018' 10" East, departing said Schaffer Road 900.00 feet;
Thence:
North 59046'14" East, 1245.00 feet, to a point being 210 feet westerly of
F.M. 1518.
Thence:
Southeasterly 210 feet westerly and parallel with F.M. 1518 the following
courses:
South 30018'12" East, 323.40 feet to a point for the beginning of a non
tangent curve to the left;
Southeasterly, 242.55 feet, along the arc of said non tangent curve to left
having a radius of 5980.00 feet, a central angle of 2019'26", and a long
chord which bears South 31008'40" East, 242.53 feet;
South 32030'24" East, 291.46 feet to a point for the beginning of a non-
tangent curve to the right,
Southeasterly 103.81 feet, along the arc of said non tangent curve to right
having a radius of 5480.00 feet, a central angle of 1005'07", and a long
chord which bears South 31027'13" East, 103.81 feet to the common
southerly line of said 100.94 acre tract of land and the northerly line of a
tract of land recorded in Volume 6105, Page 506 of the Deed Records
Bexar County, Texas;

found liZ-inch iron rod for the southerly comer of said 100.94 acre tract of

North 30024'49" West, along the westerly line of said 100.94 acre tract of
land and the easterly line of said 63.58 acre tract of land 1860.79 feet to
