AN ORDINANCE
BY THE CITY COUNCIL OF THE CITY OF SCHERTZ,
TEXAS AMENDING THE UNIFIED DEVELOPMENT
CODE (UDC) ORDINANCE 96-S-28 BY REZONING 3.68:1:
ACRES IS OUT OF THE RAFAEL GARZA SURVEY,
ABSTRACT NO. 138, AND 1.45:1: ACRES ARE OUT OF THE
JAMES W. GRAY SURVEY, ABSTRACT NO. 144,
GUADALUPE COUNTY, SCHERTZ, TEXAS FROM PRE-
DEVELOPMENT (PD) TO OFFICE AND PROFESSIONAL
(OP); PROVIDING AN EFFECTIVE DA TE; AND
PROVIDING A REPEALING CLAUSE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SCHERTZ, TEXAS:
THAT, UDC Ordinance No. 96-S-28 of the City of Schertz, Texas is hereby amended in the
following manner.
SECTION I
"Rezoning 3.68:1: acres being situated out of the Rafael Garza Survey, Abstract No. 138, and
1.45:1: acres are out of the James W. Gray Survey, Abstract No. 144, Guadalupe County, Schertz
Texas, more particularly described in the Field Notes and Map, as attached hereto as Exhibit A,
from Pre-Development (PD) to Office and Professional (OP)."
SECTION II
THAT, The Zoning District Map described and referred to in Article III, of the UDC, Ordinance
96-S-28 shall be changed to reflect the above amendments.
SECTION III
THA T this Ordinance shall be effective from and after its final passage and any publication
required by the City of Schertz.

SECTION IV
THAT all ordinances or parts of ordinances in conflict with this Ordinance are hereby repealed.

TEXAS, AND BEING MORE PARTICULARILY DESCRIBED AS FOLLOWS:
BEGINNING:
At an iron rod found on the west right-of-way
line of Country Club Boulevard, a 60-foot wide
right-of-way platted with Scenic Hills Community,
phase 1, as recorded in Volume 4, Pages 143-147
of the plat records of Guadalupe County, Texas,
said point also being the east corner of d 0.300
acre tract described in a Deed Recorded in Volume
1720, Page 473 of the Real Property Records of
Guadalupe County, Texas, and being S 29055'14" E,
120.00 feet from the intersection of the south
right-of-way line of Portage Lane (60 foot right-
of-way) and the west right-of-way line of Country
Club Boulevard;

With the west right-of-way line of Country Club

rod found for the most easterly corner of this
