The property was platted October 1999 in Bexar County and then annexed into the City of Schertz on Aug 9, 2011 by Ordinance No 11 -A -22. LAND USES AND ZONING: acent Zoning Land Use PROPOSED ZONING: The proposed rezone is for 1.373 acres of land from Pre - Development District (PRE) to Single- Family Residential /Agricultural District (RA). CONFORMANCE WITH THE COMPREHENSIVE PLAN: The Comprehensive Land Use Plan (CLUP), through the Future Land Use Plan and the Southern . Schertz Sector Plan, designates this subject property as Estate Neighborhood. The objective of the Estate Neighborhood land use designation is intended to address residential development patterns within the RA zoned property within South Schertz. The goal within this Land Use /Character area is to incentivize an alternative development outcome with more flexibility in lot size. • Comprehensive Plan Goals and Objectives: The proposed rezoning of the property to Single- Family Residential/ Agricultural District (RA) is in conformance with the goals and objectives of the Comprehensive Plan; the proposed zone change supports the large lot and character of the Estate Neighborhood land use designation. • Impact of Infrastructure: The proposed rezoning should have minimal impact on the existing water system, there is a City of Schertz water line that runs along the frontage of the property. The property currently does not have sanitary sewer infrastructure in place as it is on • Impact of Public Facilities /Services: The proposed rezoning should have minimal impact on public services, such as schools, fire, police, parks, and sanitation services. • Compatibility with Existing and Potential Adjacent Land Uses: The subject property is surrounded by several parcels of equal size that are zoned Pre - Development District (PRE). The rezoning of this property is compatible with the Comprehensive Land Use Plan of Estate Neighborhood as it maintains the large lot and character of the land use designation. The Comprehensive Land Use Plan designates the subject property as Estate Neighborhood which is intended to encourage larger lot sizes and align with the Sinlge - Family Residential/ Agriculatural zoning district. The property is surrounded by properties that are zoned Pre - Development District, which was done at the time of annexation. Even though the adjacent properties are not zoned for Single - Family Residential /Agricultural District (RA) they still are being used as such. Each one being over 1 acre and having one single - family dwelling on it. The properties on the other side of FM 1518 are zoned Single- Family Residential / Agricultrual District (RA) which does support the rezone of the property but also is in align with the Estate Neighborhood.
