he would like to show to the P & Z. (Mr. Richmond recommended to staff to put the presentation on the

Development (PUD). The tract is situated out of the T. Herrera Survey Number 68, Abstract Number
153, Guadalupe and Comal County, Schertz, Texas. The property is generally located on IH-35
Southbound Access Road at Schertz Parkway. (This item was postponed at the January 24, 2007
meeting)

After some discussion about trees, signage and the purpose ofthis zoning request, Mr. Wallace moved to
recommend approval to the City Council. Mr. Van Dine seconded the motion. Vote Aye: Mr. Sommers,
Mr. Van Dine, Mr. Wallace, and Mr. Richmond. Vote Nay: Ms. Tutschke and Mr. Evens. Motion
carried.

6. ITEMS FOR DISCUSSION
A. City Council
Councilman Carpenter stated he will stay as the Planning & Zoning Liaison.
Also stated that all City Council meetings will now be regular meetings, there will be no more
workshops. In April the City Council meetings will start at 6:30 pm.
B. Director's Report
Mr. Truitt informed Mr. Evans that he checked into the drainage that runs behind the Savannah Bluff
subdivision into the Kensington Ranch Estates subdivision, and the drainage is not completely built.
C. Planning Commissioner Comments
Ms. Tutschke:
Questioned the time line of the zoning for the north.
Mr. Sommers
Would like to see Mr. Dahle's drainage project at the next meeting.
Mr. Van Dine:
No comments.
Mr. Evans:
Commented about the deteriorating roads in the Kramer Farm Subdivision.

He will probably miss both meetings in March.

Discussed the joint meeting with City Council and his and City Council's disappointment that no other
commissioner attended.
