The Schertz Board of Adjustment convened a public hearing on Monday, August 22, 2005 at 6:00
P.M. in the Municipal Complex Council Chambers, 1400 Schertz Parkway, Schertz, Texas.

Chairman Hartzog called the meeting to order at 6:10 p.m.
Chairman Hartzog opened the meeting for a public hearing.
'-' City staff member Debbie Perrone administered the swearing in of Mr. Duigon.
Mr. Hartzog brought the Board of Adjustment members up to speed that a sign variance requests will go
through the Board of Adjustment verses Planning and Zoning. This will speed up the variance process
going through only one board.
Mr. Brockman commented that "Citizens Comments" had been left off on the agenda. Staff will correct
this error.
2. B0A2005-003
Hold a public hearing and consider and act upon a request for a sign variance ~o encroach into
the 50' setback with the 77'square foot, with a height of no higher than 12' foot ground mounted
sign. IBC Bank, 3800 FM 3009. Block: 2 Lot: 4 Arroyo Verde Subdivision, Zoning:
Neighborhood Services.
Applicant: Keller Custom Signs
Mr. Duigon asked what the correct size of mc Bank sign is. The correct size of the size is 77 square foot.
Mr. Duigon is asking for width, and height of the sign. Mr. Duigon is concerned that maybe there will be
a precedence set with having signs lining the roadways. Mr. Duigon asked why IBC Bank could not
share the Oaks at Green Valley monument sign.

Mr. Corey Keller from Keller Custom Signs and Designs informed the Board of Adjustment
Commissioners that the sign was going 5 feet into the property line making it 15 feet into the 50 foot set
back.

Mr. Duigon asked how far the Oaks at Green Valley Sign sat on the property. Staff will research this and
report back to the board at the next meeting.
Mr. Slocum moved to table the request by applicant until staff can provide more information regarding
the sign size. Mr. Potempa seconded that motion. Motion carried. Vote unanimous.
Mr. Hartzog closed the public hearing at 6:27 p.m.
3. BOA2005-005
Hold a public hearing and consider and act upon a request for a variance to encroach eleven
feet, six inches (11' 6") into the twenty (20') foot side-yard set back with a carport at 100
Thomas Edison, Block: 4, Lot: 1 Greenfield Village, Unit 1 Sub-division.
Applicant: Mr. & Mrs. Edward Brangan
Mr. Potempa made a motion to approve the carport into the side set back at 100 Thomas Edison, Block: 4,
Lot: 1 Greenfield Village, Unit 1 Sub-division. Applicant: Mr. & Mrs. Edward Brangan
Mr. Slocum seconds the motion. Motion carried. Vote Unanimous.
Mr. Duigon requested that it be public record "when city staff has made an error the citizen should not
have to pay fees for a variance". Staffhad waived the fees for Mr. & Mrs. Brangan.

Mr. Hartzog closed the public hearing at 6:45 p.m.
4. Discuss and take appropriate action to approve the minutes for the July 11, 2005 Board of Adjustment
meeting.
Mr. Potempa moved to approve the minutes for July 11, 2005. Mr. Slocum seconded the motion.
Motion carried. Vote unanimous.
5. Items by Board of Adjustment Members and City Staff
Mr. Truitt briefed the Board Members on the building activity in Schertz. Two new strip mall
buildings at 6000 and 6018 FM 3009 in front of Wal-Mart. Mini Storage building at 17305 IH 35
North and Chili's restaurant at 17650 IH 35 North on the other side of the Hampton Inn.
6. Adjournment
Mr. Hartzog adjourned the meeting at 7:00 P.M.
