January 11, 1978
The Planning and Zoning Commission convened in Regular Session Wednesday,
January 11, 1978 at 7:00 P.M. in the Municipal Building Conference Room,
1400 Live Oak Road with the following present:

#1 CALL TO ORDER: Chairman Aguilar called the meeting to order at
7:00 P.M.
#2 APPROVAL OF MINUTES: Mr. John Linebarger made a motion to approve
the minutes of December 28, 1978 meeting.
This motion was seconded by Mr. Ray Stanhope. The commission approved this
motion unanimously.
#3 HEARING OF RESIDENTS: No residents were in attendance.
#4 PC-20 OAK FOREST SUBDIVISION MASTER PLAN BRIEFING
Mr. Coy Simmons and Mr. Craig Holmig briefed P & Z Commission on the proposed
53 unit Oak Forest Subdivision Master Plan.
Tb.e~-P &Z",Commission in reviewing the proposed master plan find that there
e~ists ~ need for an additional entrance into the subdivision. Their reasons
are as follows:
1. The entrance of this subdivision is plagued with seasonal flooding.
2. The possibility of an accident occuring at the entrance of the
subdivision which would result in the subdivision being sealed
off for emergency vehicles in the case of an em~rgency in the
rear of the subdivision.
Mr. Simmons proposed a elevated entrance to the subdivision which would
be suffiently high enough to allow ingress and egress into the subdivision
without flooding problems. This entrance would be constructed directly
across Fawn Drive.

With the proposal in mind the P & Z Commission asked City Staff to
investigate the possibility of a future entrance into the subdivision
north of Crest Oak Road.
The P & Z Commission will take official action on Oak Forest Master Plan
at their next regular meeting of January 25, 1978.
GENERAL DISCUSSION:
Mr. Joe Midura from Community Development Institute of Southwest Texas
State University presented to P & Z Commission the proposed FUture Land
Plan for the City of Schertz, Texas. After much discussion and comments
it was recommended to Mr. Midura to expand the land use for commercial
and industrial use along IH 35. Mr. Midura expressed that he would present
a revised Future Land use map with the suggested changes and additions.
