The Planing and Zoning COIT@ission of the City of Schertz Convened in
Regular Session, Tuesday, January ]3, 198], at ):00 PM, in the ~.un...ic.l~

Chairman Aguilar called meeting to order at 7:00 P.M.

Ray Stanhope made a motion the mintues be accepted as written. Kenneth
Greenwald seconed the motion. The motion was carried unanimously.

PRE-APPLICATION CONFERENCE TO OPERATE A BEAUTY SHOP FROM PLACE
OF RESIDENCE
Mrs. Louise McKeethen discussed her desire to hav small beauty
shop in her home. There was discussion among the _~mdZ' embers as
to " what was in-home occupation". Ray Upton presen ed some guide
lines. Chairman Aguilar advised Mrs. McKeethen to request the city
for an in-home occupancy permit. There was futher discussion by the
council as to whether or not there \vould be a public hearing.
#5 REQUEST FOR VARIANCE- COSTRUCT RESIDENTIAL UNIT IN GENERAL
BUSINESS ZONE
Mr. John presented his plan to Q a home on his business property.
He would build the home for hi~. He was advised of future industry
Possibilities. Mr. JOhedVised that he did'nt need rezoning but
needed to apply for a seacia use permit.A. publie hearing would be
required and it was se e for 27 January 1981.

STAFF, BRIEFING
Ray Upton briefed that in 24 January there would be a bus tour
of the c' or the City Council, members of the P and Z couneil
and the Industrail Development Committee. More information
would be put 0 on this subjeet soon.Mr. Upton also covered
the Cibolo Valley church progress.

GENERAL DISCUSSION
Chairman Aguilar asked Mr. Willman to brief the council on his
trip to Austin for the Industrail Developmen.t__~~ShOP' He
briefed and said he enjoyed the trip and gotralot out of it.
He stated that the City of Schertz was not in t eir computer
base but, the city \,'ould provide the information and it \,'Quld
be available to prospective business and industry inguiries in
the future. ._______
Ken Greenwald stated the cit~hould~end a letter of appreciation
to Glynn Stanhope for all the'lClne work she had done on the
P and Z eouncil. The entire eouneil is in agreement.
The FM-78 by pass was discussed as to now being a " Dead Issue".
Mr. Linebarger said a drive should be started for a high water
bridge.
The mobile home ordinance has been approved on the first reading.
Some items have been sent to the City La~7er ( Mr. Harris ) for
review.
Mr. Willman passed out copies on his changes to the City Zoning Ordinance
for P and Z council review. The item will be discussed in the future
after the P and Z council has a chanee to look at them.
Ray Upton passed out copies of The Citizens Guide to planning
to members of the Council.
