The Schertz Planning and Zoning Commission convened on September 24, 2008 at 6:30 p.m. at the
Municipal Complex, Council Chambers, 1400 Schertz Parkway Building #4, Schertz, Texas.

Mr. Richmond called the meeting to order at 6:31 P.M.

HEARING OF RESIDENTS
Mr. Brockman questioned the car wash development sign on FM 3009 near the Capitol One.
Mr. Rhodes advised Mr. Brockman that no applications has been submitted at this time.
3.
PRESENTATION AND DISCUSSION:
A.
A Presentation and discussion on Hubertus Retail- Self Storage Specific Use Permit and Site Plan of
2.82+ acres land being of Lot 6 Block 1 of the Hubertus Retail Subdivision to allow the use of a Self-
Storage Service Facility in the General Business zoning district (GB) located at the southwest
intersection oflH35 North and FM-1103.
Steve McNabb gave a presentation on the proposed self storage followed by a short discussion between Mr.
McNabb and the Commission on fencing, lighting and the adjacent residential properties.

CONSENT AGENDA:
A.
Consider and act upon the Planning and Zoning Commission meeting minutes for September 10,
2008.
Following the reading of the agenda item, Mr. Sommers moved to approve the Consent Agenda. Mr.
Greenwald seconded the motion. Vote unanimous. Motion carried.

6.
ITEMS FOR INDIVIDUAL CONSIDERATION
A.
PC 2008-028 L&W Supply - Site Plan
Consider and act upon a request for a site plan of Lot 3, Block 2 of the Vestal Subdivision consisting
of 5.13 8:t acres of land located on Pipestone Road approximately 385 feet southeast of Red Iron. This
property is zoned Manufacture District Light (M-1).
Ms. Wood reviewed staff comments and advised the Commission that the applicant was present.
Mr. Levin gave a short presentation and stated he was available to answer questions.
Mr. Edwards asked questions on the pavement for heavy truck parking and the placement of the monument
SIgn.
Mr. Levin advised the Commission that the pavement would be of heavy duty material.
After a short discussion, Mr. Sommers moved to approve the item. Ms. Tutschke seconded the motion.
Vote unanimous. Motion carried.
B. PC 2008-033 Schertz C-Store Ltd. - Site Plan
Consider and act upon a request for a site plan of Lot 1, Block 1 of the Schertz C-Store Ltd.
Subdivision consisting of 3.296:t acres ofland located on the southeast corner of Schertz Parkway and
Woodland Oaks Drive. This property is zoned General Business (GB).
Ms. Wood advised the Commission that outstanding comments have not been addressed and the applicant has
requested to postpone this item until all comments have been addressed.
Mr. Sommers moved to table the item until all comments have been addressed and encouraged that the
applicant be present to answer questions on the signage. Ms. Tutschke seconded the motion. Vote unanimous.
Motion carried.
