The Schertz Planning and Zoning Commission convened on November 8, 2006 at 6:30 p.m. at the
Municipal Complex, Council Chambers, 1400 Schertz Parkway Building #4, Schertz, Texas.

Mr. Richmond called the meeting to order at 6:32P.M.
2. CITIZEN COMMENTS
Mr. Brockman, 1000 Elbel, discussed the interconnectivity with HEB and McDonalds.
3. CONSENT AGENDA:
Mr. Evans requested item 3D be pulled from the Consent Agenda for separate discussion. Ms. Tutschke
requested item 3B be pulled from the Consent Agenda for separate discussion.
A. Final Plat and Replat and Subdivision Plat of Fairhaven, Unit 3 at The Ridge at Scenic Hills.
The 22.393±-acre tract is generally located off of Columbia and Black Butte, and contains 98
single-family lots. The property is zoned Pre-Development (PD) District.

C. Final Plat of Kramer Farm Subdivision, Unit 3 -Phase B. The 2.076±-acre tract containing 11

Following reading of the agenda items, Mr. Sommers moved to approve Consent Agenda Items 3A and
3C. Mr. Van Dine seconded the motion. Motion carried. Vote unanimous.
B. Final Plat of Kramer Faun Subdivision, Unit 3 -Phase A. The 17.739±-acre tract containing 94
residential lots and is located at intersection of Kramer Parkway and Schertz Parkway. The
propei-ry is zoned Residential - 5 (R-5).

After some discussion, Mr. Van Dine moved to approve the request. NIr. Sommers seconded the
motion. Motion carried. Vote unanimous.
D. Preliminary Plat of Enterprise Industrial Park. The 125.79± -acre tract is located at Associate
Drive, Northeast of Lookout Road. The property is zoned Manufacturing-Light (M-1).

After some discussion, the applicant withdrew his application.
4. PUBLIC HEARINGS:
There were no public hearing items for this agenda.
5. ITEMS FOR INDIVIDUAL CONSIDERATION:
A. Site Plan of the Verde Enterprise Business Park, Unit 3. The 12.15±-acre tract is located north
of IH 35 and west of Tri-County Parkway. The property is zoned Manufacturing District -
Light (M-1) and General Business District (GB).
Owner/Applicant: Mid Cities 35 Partners, Ltd.
Representative: Rehler Vaughn &Koone, Inc.
After some discussion, Mr. Sommers recused himself because of his representation with Rehler
Vaughn &Koone, Inc. Mr. Wallace moved to approve the request. Mr. Van Dine seconded the
motion. All voted aye except Mr. Sommers who didn't vote. Motion carried.

After some discussion, Mr. Van Dine moved to approve the request. Mr. Sommers seconded the
motion. Voting Aye: Ms. Tutschke, Mr. Sommers, Mr. Van Dine, Mr. Wallace, and Mr. Richmond.
Voting Nay: Mr. Evans. Motion carried.
E. Site Plan of the Closner Equipment Company. The 7.9± -acre tract is located on FM 2252,
northwest of FM 482. The property is zoned Manufacturing District -Light (M-1).

After some discussion, Mr. Van Dine moved to approve the request. Mr. Wallace seconded the
motion. Vote unanimous. Motion carried.
F. Site Plan and Two Variances of the Enterprise Industrial Park, Warehouse #2. The 125.59±-acre
tract is located at the intersection of Associate Drive and Lookout Road. The property is zoned
Manufacturing District -Light (M-1).

After some discussion the application was tabled since the Final Plat was withdrawn by the applicant.
ITEMS FOR DISCUSSION
A. City Council -
Mr. Carpenter thanked the Commission for their continued service. He welcomed the Closners to the
City of Schertz. He also thanked Trammell Crow.
B. Director's Report
Nothing to report.
C. Planning Commissioner Comments
Ms. Tutschke: Commented that there are bandit signs along IH35.
Mr. Sommers: No comments.
Mr. Van Dine: Questioned why all construction has stopped in the south part of town. Ms. Nichols
informed him that recording is in process of the subdivisions.

Mr. Wallace: Discussed a landscapers meeting that he attended with city staff.
Mr. Richmond: Extended his congratulations to Roberta, Bill, Keith and Ernie for another team.
City Councils meeting on November 7, 2006 was very beneficial.
