The property is zoned Planned Unit Development (PUD). Applicant: Centex Real Estate Corp. I. PC2006-077 Consider and act upon a request for final plat of the Southwest Quadrant Water Plant. The 5.21±-acre tract is located on Live Oak approximately 1,400 feet Southwest of Fm-3009. The property is zoned Public Use District (PUB). Applicant: City of Schertz Following reading of the agenda items, Mr. Sommers moved to approve Consent Agenda Items 3B, 3C, 3D, 3E, 3F, 3G and 3I. Ms. Tutschke seconded the motion. Vote unanimous. Motion carried. A. Consider and act upon the minutes of the Apr-i126, 2006, June 14, 2006, June 28, 2006, and August 9, 2006 Regular Planning and Zoning meetings. After some discussion, Mr. Sommers moved to approve the minutes with corrections per Mr. Van Dine. Mr. Van Dine seconded the motion. Vote unanimous. Motion carried. H. PC2006-066 Consider and act upon a request for Ackermann Ridge Subdivision Unit 1, final plat. The 15.927+- acre tract contains 62 single-family lots and one private park. The property is zoned Residential-7 District (R-7). Applicant: Malford Ackermann on behalf of K.B. Homes Mr. Richmond voiced his concerns that this subdivision only has one ingress/egress and questioned if there will be interconnectivity with the future subdivision south of this subdivision. Mr. Ackerman spoke about keeping all of Maske Road at Schertz Parkway open. Mr. Ackermann requested the Commission to disapprove the project. Motion can-ied. 4. PUBLIC HEARINGS: There were no items for the public hearing. 5. ITEMS FOR INDIVIDUAL CONSIDERATION: A. PC2006-061 Consider and act upon a request for Cibolo Valley Baptist Church, preliminary plat. The 10.00+-acre tract is located at 5500 F.M. 1103. The property is zoned Pre-Development District (PD). Applicant: Cibolo Valley Baptist Church in care of Pastor Gene Tone. After some discussion, Mr. Sommers moved to approve the request. Ms. Tutschke seconded the motion. Vote unanimous. Motion caiz red. B. PC2006-067 Consider and act upon a request for Ackermann Ridge Subdivision Unit 2, preliminary plat. The 26.726+-acre tract contains 92 single-family lots and one private park. The property is zoned Residential-7 District (R-7). Applicant: Malford Ackei~nann on behalf of K.B. Homes After some discussion about accesses, utilities and the tree affidavit, Mr. Van Dine moved to approve the request. Ms. Tutschlce seconded the motion. Vote unanimous. Motion cai7ied. C. PC2006-068 Consider and act upon a request for site plan of Block 1, Lot 3 of the Schertz Industrial Park Subdivision. The 0.84±-acre tract is located on Bell North Drive. The property is zoned Manufacturing-Light (M-1). Applicant: Villa Park Architects After some discussion, Mr. Wallace moved to approve the request. Mr. Van Dine seconded the motion. Vote unanimous. Motion carried. D. PC2006-069 Consider and act upon a request for site plan of Block 1, Lot 3 of the Schertz Industrial Park Subdivision. The 0.84±-acre tract is located on Bell North Drive. The property is zoned Manufacturing-Light (M-1). Applicant: Villa Park Architects Item was pulled from the agenda due duplication with PC2006-068. E. PC2006-063 Consider and act upon a request for final plat with variance of the Laura Heights Subdivision Unit 2. The 25.940 acre tract contains 40 single-family lots located at the intersection of Ware Seguin Road and Boenig Drive. The property is zoned Residential-Agriculture (R-A). PC2006-070 Consider and act upon a request for final plat and variance of the Mesa Oaks II Subdivision. The 19.936±- acre tract consisting of 79 residential lots generally located at the intersection of Maske Road and Live Oak Road. The property is zoned Residential-6 (R-6). Applicant: Burkett Live Oak Limited 1VI1-. Aiken foi7nally withdrew the variance. After some discussion, Mr. Sommers moved to approve the request. Mr. Van Dine seconded the motion. Vote unanimous. Motion carried. 6. ITEMS FOR DISCUSSION A. City Council NIr. Fowler would like to have feed back from the Conunission on residential zoning. B. Director's Report Mr. Truitt will bring forward to the next meeting a past year in review. C. Planning Commissioner Comments Ms. Tutschke: No Continents. Mr. Sommers: No comments. Mr. Van Dine: Asked Mr. Truitt about a house being built next to a mobile home. Mr. Truitt informed him that the mobile home will be moved upon completion of the home. Mr. Wallace: No Comments. Mr. Richmond: No comments. 7.
