The Schertz Planning and Zoning Conunission convened on August 23, 2006 at 6:30 p.m. at the
Municipal Complex, Council Chambers, 1400 Schertz Parkway Building #4, Schertz, Texas.

Mr. Richmond. called the meeting to order at 6:32P.M

There was no one present to address the Commission.
3. CONSENT AGENDA:
There were no items for the consent agenda.
4. PUBLIC HEARINGS:
There were no items for the public hearing.
5. ITEMS FOR INDIVIDUAL CONSIDERATION:
A. PC2006-079
Consider and act upon a request for a Revised Master Plan of Kramer Farm Subdivision. The
62.156-acre tract consists of 307 residential lots and is located at intersection of Kramer
Parkway and Schertz Parkway. The property is zoned Residential-5 (R-5).
Applicant: Pulte Homes of Texas, L.P.
After some discussion, Mi-. Wallace moved to approve the request. Mr. Van Dine seconded the
motion. Vote unanimous. Motion carried.
B. PC2006-058
Consider and act upon a request for a Preliminary Plat of Kramer Faim Subdivision, Unit 3 -
Phase A. The 17.739+-acre tract containing 73 residential lots and is located at intersection of

Kramer Parkway and Schertz Parkway. The property is zoned Residential-5 (R-5).
Applicant: Pulte Homes of Texas, L.P.
After some discussion about drainage, Nh-. Wallace moved to approve the request. Mr. Van Dine
seconded the motion. Vote unanimous. Motion carried.
C. PC2006-078
Consider and act upon a request for a Preliminary Plat of Kramer Farm Subdivision, Unit 3 -
Phase B. The 2.076+-acre tract containing 12 residential lots and is located at intersection of
Kramer Parkway and Schertz Parkway. The property is zoned Residential-5 (R-5).
Applicant: Pulte Homes of Texas, L.P.
After some discussion about tree mitigation and the removal of the septic tank, Mr. Van Dine moved
to approve the request. Ms. Tutschke seconded the motion. Vote unanimous. Motion carried.

A. City Council
Mr. Carpenter was not present at the meeting.
B. Director's Report
Mr. Truitt informed the Commission that the zoning map was denied by City Council.
C. Planning Commissioner Comments
Ms. Tutschke: No Comments.
Mr. Sommers: Questioned the whereabouts of Mr. Robert Brockman.
Mr. Van Dine: Asked Mr. Truitt about the size of a lot requirement for a septic tank.
Mr. Evans: Commented about a boat trailer setting up next to a fence on the corner of Oak and Nell
Deane.
Mr. Wallace: No Comments.
Mr. Richmond` Asked about Kevin Grant and if any contact with him or his family has been made.
