The Schertz Planning and Zoning Commission convened on July 26, 2006 at 6:30 p.m. at the Municipal
Complex, Council Chambers, 1400 Schertz Parkway Building #4, Schertz, Texas.

1. CALL TO ORDER/ROLL CALL
Mr. Richmond called the meeting to order at 6:30P.M
2. CITIZEN COMMENTS
There was no one present to address the Commission.
3. CONSENT AGENDA:
There were no items for the consent agenda.
4. PUBLIC HEARINGS:

Public Hearing opened at 6:40 p.m.
Ms. Ellis presented the Proposed Zoning map to the Commission and audience. She explained the
changes from existing to is proposed.
There were 9,745 notices sent to owners of property in the city. Staff received forty- (40) replies in
favor, forty-two (42) opposed and, two (2) undeliverable.
The following citizens spoke at the public hearing:
There were several citizens that wanted answers for the proposed rezoning of the entire city. Citizens did
not understanding why the city planned to zone their property from agricultural to commercial and
questioned how it will affect their taxes. Others were concerned with the zoning that would only allow
for five-acre lots, this would mean that several individuals would not be able to sell their property
because the property is currently less than the five acres. Some citizens were worried that they if their
property is zoned commercial that they wouldn't be able to divide their acreage into smaller parcels for
their family members.
After much discussion between citizens, staff and, Commissioners the Public Hearing closed at 9:22 pm.

Following review and discussion Mr. Wallace moved to forward a recommendation of approval to City
Council for this item; Mr. Wallace seconded the motion. Vote unanimous. Motion carried.

There were no items for individual consideration.
6. ITEMS FOR DISCUSSION
A. City Council
Mr. Carpenter stated that Mr. Wilinchek on going treatment and asked all to keep him in then
prayers.
B. Director's Report
Mr. Tnaitt stated that there was nothing to announce at this time.
C. Planning Commissioner Comments
Mr. Sommers: Apologized for being late to the meeting.
7. ADJOURNMENT
The meeting adjourned at 10:00 P.M.
